Community Director - The Highland

About the Role
The Community Director is responsible for maintaining the physical asset and maximizing the financial returns in accordance with the owner’s objectives. This position ensures compliance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations. The Community Director directs and coordinates activities to motivate and cultivate the on-site team, ensuring operations meet or surpass industry standards. This role involves attracting, advising, and presenting to current and potential clients the value of choosing Gallery Residential while maintaining and inspiring the company culture.

Responsibilities
- Supervise and mentor the property on-site team by communicating and updating goals through one-on-one mentoring and team daily huddles.
- Hire, onboard, and train team members and manage their performance in accordance with company policies, values, and business practices.
- Assist in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates on property performance, and responding to owner requests.
- Provide input into the development of the property budget by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports.
- Meet targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, completing financial bank deposits, and preparing and reviewing monthly financial status reports.
- Approve and submit invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, and coding charges to appropriate Chart of Account codes.
- Gather, analyze, and interpret current market and economic trends that may impact the property, and implement short-range and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
- Promote resident satisfaction and retention by responding to questions, grievances, and requests in a timely manner, and taking appropriate action to resolve service issues.
- Ensure the property’s maintenance team complies with the Company’s standards for responding to and completing resident service requests, including working in a stressful environment and maintaining professionalism with co-workers and residents.
- Conduct regular property inspections and take appropriate actions to ensure the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance.
- Oversee lease enforcement policies by completing periodic apartment inspections, following proper notice requirements, following eviction procedures, and imposing and collecting late fees and other charges as allowable by the lease.
- Complete various accounting, financial, administrative, and other reports and perform other duties as assigned or necessary.
Schedule
This position is scheduled for 40 hours in a regular work week. Typical office hours are from 9:00 am to 6:00 pm, Monday through Friday. Availability to work additional tasks on weekends or after hours may be required. Must be available to work onsite and travel for business purposes.
Qualifications
- Education/Experience: College degree is optional. Employment history should demonstrate progressive levels of accountability and responsibility in property management and residential multi-housing business principles, including sales, customer service, revenue/expense management, and financial business plans.
- Language Ability: Demonstrated ability to read, write, and communicate effectively to comprehend and complete business plans, financial documents, and legal documents, as well as motivate and lead teams.
- Math Ability: Demonstrated mathematical skills to perform calculations necessary for financial records, budgets, and fiscal reporting.
- Reasoning Ability: Senior-level experience in leading and managing others, including interviewing, onboarding, directing, evaluating performance, and making talent management decisions. Ability to apply common sense to carry out instructions and deal with problems involving concrete variables.
- Computer Skills: Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs. Proficient in using property management software.
Certifications
Industry certifications are preferred.
Supervisory Responsibilities
This position has supervisory responsibilities for corporate and on-site employees.
Physical Demands
- Regularly required to use hands to finger, type, handle, or feel, and talk or hear.
- Frequently required to stand, walk, reach with hands and arms, climb, stoop, or squat.
- Intermittently required to sit.
- Must be able to physically access all exterior and interior parts of the property and amenities.
- Must be able to push, pull, lift, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- Travel will be required to visit properties, clients, present for new business opportunities, attend educational conferences, or other situations necessary for daily responsibilities.
- Must be able to view computer screens, cell phones, and other electronic equipment for extended periods, which may result in visual strain.
