About the Role

The Community Director is responsible for maintaining the physical asset and maximizing the financial returns in accordance with the owner’s objectives. This position directs and coordinates activities involving motivating and cultivating the on-site team to ensure operations meet or surpass industry standards. The Community Director must be a leader who is able to attract, advise, and present to current and potential clients the value of choosing Gallery Residential, while maintaining and inspiring the company culture.

The role complies with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.

Organizational Responsibilities

  • Organizational Ambassador: Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead with the values of the company culture.
  • Project Management: Create and maintain clear and sequenced plans to successfully launch projects.
  • Change Management: Lead cross-functional teams through change programs and projects, leveraging frameworks and influence modeling to drive awareness and outcomes.
  • Community Service: Participate in activities outside the normal course of daily business to enhance both the Company and your stature in the marketplace, including industry-related associations and groups.

Responsibilities

  • Supervise and mentor the property on-site team by communicating and updating goals through one-on-one mentoring and team daily huddles.
  • Hire, onboard, and train team members and manage their performance in accordance with company policies, values, and business practices.
  • Assist in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates on property performance, and responding to owner requests.
  • Provide input into the development of the property budget by analyzing financial statements, reviewing marketing information, and accessing operational reports.
  • Meet targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, completing financial bank deposits, and preparing monthly financial status reports.
  • Approve and submit invoices from vendors, contractors, and service providers for payment by reconciling work performed, ensuring validity of certificates of insurance, and coding charges appropriately.
  • Gather, analyze, and interpret market and economic trends to implement short-range and long-range marketing and leasing strategies.
  • Promote resident satisfaction and retention by responding to questions, grievances, and requests in a timely manner.
  • Ensure the property’s maintenance team complies with company standards for responding to and completing resident service requests.
  • Conduct regular property inspections to ensure safety, cleanliness, and general appearance meet established standards.
  • Oversee lease enforcement policies, including periodic apartment inspections, eviction procedures, and collection of late fees.
  • Complete various accounting, financial, administrative, and other reports as assigned.

Requirements

  • Ability to meet predictable attendance and punctuality expectations and comply with physical demands of the position.
  • College degree is optional; progressive levels of accountability and responsibility in property management and multi-housing business principles are required.
  • Demonstrated ability to read, write, and communicate effectively to complete business plans, financial documents, and legal documents.
  • Mathematical skills necessary to perform financial calculations, including percentages, decimals, and fractions.
  • Senior-level experience in leading and managing teams, including interviewing, onboarding, directing, and evaluating performance.
  • Proficiency in Internet, word processing, spreadsheet, and database management programs, as well as property management software.
  • Industry certifications are preferred.

Skills

  • Strong leadership and mentoring abilities.

  • Knowledge of marketing and leasing strategies to achieve occupancy and revenue goals.
  • Ability to manage vendor and contractor relationships.
  • Proficiency in conflict resolution and resident relations.
  • Project and change management experience.
  • Ability to work in a stressful environment and maintain professionalism with co-workers and residents.

Schedule

This position is scheduled for 40 hours in a regular work week. Typical office hours are from 9:00 am to 6:00 pm, Monday through Friday. Availability to work weekends or after hours may be required for additional tasks. Onsite work and travel for business purposes are required.

Physical Demands

  • Regularly required to use hands to type, handle, or feel, and talk or hear.
  • Frequently required to stand, walk, reach with hands and arms, climb, stoop, or squat.
  • Intermittently required to sit.
  • Must be able to push, pull, lift, or maneuver weights of up to 20 pounds independently and 50 pounds with assistance.
  • Must be able to physically access all exterior and interior parts of the property and amenities.
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • Must be able to view computer screens, cell phones, and other electronic equipment for extended periods.
