Community Director
About the Role
The Community Director is responsible for maintaining the physical asset and maximizing financial returns in accordance with the owner’s objectives. This position ensures compliance with company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi-family housing operations. The Community Director leads and motivates the on-site team to meet or exceed industry standards, promotes the value of Gallery Residential to clients, and fosters the company culture.

Responsibilities
- Supervise and mentor the on-site team through goal-setting, one-on-one mentoring, and daily huddles.
- Hire, onboard, train, and manage team performance in alignment with company policies and values.
- Manage client/owner relationships by conducting property tours, providing performance updates, and responding to requests.
- Contribute to budget development by analyzing financial statements, marketing data, and operational reports.
- Ensure targeted revenues by setting rent rates, collecting rent and fees, completing financial deposits, and reviewing monthly financial reports.
- Approve and submit vendor invoices, reconcile work performed, ensure valid certificates of insurance, and manage communications between vendors, accounting, and owners.
- Analyze market and economic trends to implement leasing and marketing strategies that achieve occupancy and revenue goals.
- Promote resident satisfaction and retention by addressing questions, grievances, and service issues promptly.
- Ensure the maintenance team complies with company standards for responding to and completing resident service requests.
- Conduct regular property inspections to maintain safety, cleanliness, and overall appeal.
- Complete accounting, financial, administrative, and other reports as assigned.
- Oversee lease enforcement, including apartment inspections, eviction procedures, and collection of late fees.
- Meet predictable attendance and punctuality expectations and comply with physical demands of the position.
Schedule
This position is scheduled for 40 hours per week, typically Monday through Friday from 9:00 am to 6:00 pm. Availability for weekends, after-hours tasks, onsite work, and travel is required.
Qualifications
- Education/Experience: College degree is optional. Progressive experience in property management, multi-housing operations, sales, customer service, revenue/expense management, and financial business planning is required.
- Language Ability: Ability to read, write, and communicate effectively to complete business plans, financial documents, and legal documents, as well as motivate and lead teams.
- Math Ability: Proficiency in basic math operations, percentages, and financial calculations for budgets and fiscal reporting.
- Reasoning Ability: Senior-level experience in leading teams, including interviewing, onboarding, performance evaluation, and talent management. Ability to apply common sense to carry out instructions and solve problems involving concrete variables.
- Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs. Experience with property management software is required.
- Certificates and Licenses: Industry certifications are preferred.
Supervisory Responsibilities
This role includes supervisory responsibilities for corporate and on-site employees.
Physical Demands
- Regular use of hands for typing, handling, or feeling, and frequent standing, walking, reaching, climbing, stooping, or squatting.
- Intermittent sitting and ability to access all areas of the property, including exterior and interior parts.
- Ability to push, pull, lift, or maneuver up to 20 pounds independently and 50 pounds with assistance.
- Specific vision abilities include close, distance, color, peripheral, and depth perception, with the ability to adjust focus.
- Travel is required for property visits, client meetings, new business opportunities, and conferences.
- Extended use of computers, cell phones, and other electronic equipment may result in visual strain.
