About the role

As the leader of the community, this individual is responsible for developing a successful team that provides exceptional customer service to our future and current residents. This position is ideal for someone who has the desire to achieve the goals of the community by managing administrative operations and ensuring the condition of amenities and apartment homes meet Concord's high standards. The candidate must identify and execute marketing strategies to achieve occupancy and financial objectives, and possess extensive knowledge of landscape and agronomic requirements to maintain the community's curb appeal. Experience with rent collections, analyzing critical property operations reports, and addressing resident customer service needs through clear, decisive, and caring communication is required. The role demands the ability to work independently with a sense of urgency and a solutions-oriented mindset, as well as the aptitude to become proficient with industry-leading technology to efficiently handle community demands.

Responsibilities

  • Demonstrate a willingness to learn and excel toward mastery of job responsibilities, including taking on challenging assignments.
  • Interview and recommend hiring of office, leasing, and maintenance staff.
  • Create staffing schedules aligned with anticipated work requirements.
  • Monitor work quality to ensure adherence to Concord’s standards.
  • Counsel and coach team members, appraise their performance, and develop effective, efficient, and harmonious teams.
  • Develop team members to achieve career advancement.
  • Maintain proficiency in recruitment efforts and bench-building as a representative of Concord.
  • Achieve thorough knowledge of area competitors and monitor market changes impacting the property’s position, including visiting the competitive set 1-2 times annually.
  • Oversee all aspects of leasing and marketing to local businesses and prospective residents, including lease renewals for current residents.
  • Establish and maintain effective communication with residents to address damages, policy violations, past-due accounts, and collections, ensuring applicable fines and fees are collected.
  • Create purchase orders and verify receipt of goods and services in Yardi’s system.
  • Develop an understanding of financial statements and how property performance impacts each line item.
  • Participate in the development and completion of variance reports, projections, and budgets.
  • Work with supervisors and support departments to adhere to financial budgets and projections related to revenues and operating expenses.
  • Set occupancy goals, propose rent and security deposit increases when market conditions allow, and collaborate with the PHA team and VRD to increase PHA voucher holders.
  • Recommend capital improvements for assigned communities.
  • Ensure the property maintains a consistently appealing appearance by routinely walking the property to identify and monitor items requiring attention.
  • Monitor maintenance activity to ensure units are ready for occupancy per schedules and inventory requirements.
  • Work with the Maintenance Manager and Regional Maintenance team to implement maintenance programs, including quarterly preventative maintenance, to preserve property assets.
  • Identify local contractors, obtain service and capital improvement proposals, and recommend contractors using RealPage Vendor Credentialing and the Contract Database.
  • Oversee and manage contractor work to ensure adherence to agreed-upon specifications.
  • Represent the organization to residents, prospective residents, staff, and the community.
  • Develop, communicate, and execute strategies to provide exceptional service to prospects and residents, engaging staff in the process.
  • Resolve residents’ concerns and service requirements with urgency, quality, and consistency.
  • Coordinate leasing staff to obtain documentation for residency applications or recertification.
  • Complete Accounting Month End and Procure to Pay Checklists, other required checklists, and administrative tasks, including uploading documents to the Document Center.
  • Work schedule may include evenings, weekends, and non-scheduled support for urgent issues.

Requirements

  • General knowledge of Low Income Housing Tax Credit (LIHTC) requirements and Section 8 rent subsidies.
  • Thorough knowledge of property management, Yardi Voyager software, and basic accounting principles.
  • Extensive knowledge of landscape and agronomic maintenance.
  • Proven business acumen with leadership abilities demonstrated throughout a career.
  • Strong customer service, verbal, and written communication skills.
  • Leadership exhibited at all levels within an organization.
  • Minimum of three years’ experience in property management, including property leasing, resident services, and managing physical assets of a community.
  • History of experience in problem resolution and exceptional customer service.
  • Ability to speak, read, and write English for safety and productivity reasons.

Qualifications

  • A 4-year degree is preferred but may be substituted with relevant work experience.
  • Industry certification courses with a focus on management are preferred.
