Community Association General Manager
About the Role
We are seeking an experienced Florida Licensed Community Association Manager for the on-site General Manager position in one of our premier properties. The General Manager is responsible for providing overall supervision of the Community, including property inspections, maintenance, vendor and contract management, budgeting, invoice processing, and interactions with homeowners, vendors, board members, and committee members. This position also oversees onsite food and beverage operations.
Responsibilities
- Supervise the operation and administration of the community association in accordance with the management agreement and the Association's policies and procedures.
- Act as or oversee the primary liaison with the Association Board of Directors and homeowners as needed.
- Perform or direct administrative and management duties as requested by the Board of Directors and in accordance with the management agreement.
- Ensure community management tools are effectively developed and utilized (e.g., annual calendar, action item list, resolution worksheets, timed agendas, RFP matrices, committee charters, procurement procedures, operating budget).
- Review monthly financial reports and ensure a management summary is submitted to the Association Board of Directors.
- Conduct CC&R inspections, generate violation notices, and enforce compliance.
- Provide or oversee recommendations to the Association Board of Directors and committees regarding major capital expenditures to maintain community appearance and operation.
- Monitor delinquency rates and collections process.
- Attend Board meetings per the management agreement and community events as needed.
- Prepare Board packages according to established time frames.
- Ensure the Board of Directors is aware of legal actions involving the Association.
- Maintain unit and contract files relating to the operations of the Association.
- Assist the Board of Directors/ARB with the architectural review process and routine inspections as necessary.
- Maintain and update the records database, including resident information.
- Manage routine and special project vendors, including procurement and performance evaluation.
- Coordinate or oversee inspections of building facilities and common areas, arranging follow-up actions as required.
- Oversee the accounts payable (AP) process in accordance with home office procedures.
- Work with the executive chef and front-of-house manager on food and beverage operations.
- Adhere to Access Management’s Service Standards.
- Conduct business with the highest standards of personal, professional, and ethical conduct.
- Perform or assist with operations to maintain workflow and meet schedules.
- Participate in meetings and work groups to integrate activities, communicate issues, and resolve problems.
- Ensure all safety precautions are followed while performing duties.
- Follow all policies and Standard Operating Procedures as instructed.
- Perform special projects, tasks, and other related duties as assigned.
Requirements
- Current Florida Community Association Manager License.
- Minimum of 5 years actively managing Community Associations (HOA/COA/POA).
- Strong background in special project management preferred.
- Hospitality experience preferred.
Skills
- Excellent people skills.
- Strong knowledge of Microsoft Applications; Vantaca software experience preferred.
- Excellent written and verbal communication.
- Ability to make sound business decisions and work effectively with little or no supervision.
- Strong time management.
- Strong problem-solving and conflict management.
- Ability to work with a wide range of personnel, including vendors, staff, and all levels of management.

Schedule
This is a full-time position. Consistent and regular attendance is required, though the position is flexible and allows for partial remote work. Hours may extend beyond normal office hours, including evenings, holidays, and weekends, based on business needs.
