Commissioning Manager - Mission Critical
Key Responsibilities
- Lead the full L1–L5 commissioning program for multiple large-scale hyperscale data center projects, encompassing mechanical, electrical, plumbing, controls, and specialty systems across every phase of commissioning rigor.
- Develop and implement comprehensive commissioning plans, schedules, and level-gate workflows for all phases — L1 component verification, L2 pre-functional checks, L3 functional performance testing, L4 integrated systems testing (IST), and L5 full facility/IT load testing through final turnover.
- Define level-entry and level-exit criteria for each commissioning phase, ensuring no system advances without meeting documented readiness standards.
- Manage and coordinate multi-disciplinary teams — including project managers, superintendents, subcontractors, and third-party commissioning agents — aligning all stakeholders to commissioning level milestones and critical path gates.
- Oversee risk management and recovery strategies for schedule, system readiness, and critical path impacts at each commissioning level, with particular focus on protecting L4/L5 integrated testing windows.
- Ensure quality assurance, code compliance, redundancy requirements (N, N+1, 2N), and system reliability are validated through structured level-by-level progression.
- Lead client-facing meetings and gate reviews at each commissioning level, providing technical expertise, issue logs, and level-completion reporting to owners and third-party agents.
- Partner with preconstruction teams to develop L1–L5 commissioning strategies during design review, anticipating system sequencing challenges and optimizing testing workflows for hyperscale build schedules.
- Drive continuous improvement by standardizing level-gate documentation, integrating digital commissioning tools, and mentoring project teams on hyperscale commissioning best practices.
- Manage final L5 acceptance and project turnover, including complete commissioning documentation packages, owner training, and lessons learned across all commissioning levels.
Required Skills & Experience
- 8–10+ years of commissioning experience on mission-critical or data center projects with a general contractor, including hands-on delivery of L1 through L5 commissioning scopes.
- Demonstrated expertise leading L3 functional testing and L4 integrated systems testing (IST) on hyperscale or enterprise-scale data center facilities.
- Proven experience managing L5 full facility acceptance testing under IT load for Tier III/IV or equivalent hyperscale environments.
- Bachelor's degree in Construction Management, Engineering, or a related technical field.
- Deep knowledge of MEP and critical infrastructure systems commissioning, including level-specific test procedures, deficiency tracking, and resolution workflows.
- Strong leadership skills, with the ability to align cross-functional teams and third-party commissioning agents across concurrent commissioning levels on fast-track schedules.
- Able to analyze, troubleshoot, and resolve complex system interactions — particularly during L4 IST scenarios — under tight deadlines.
- Excellent client-facing communication skills, with experience presenting level-completion reports and commissioning status to owners and technical stakeholders.
Preferred Qualifications
- Direct experience delivering L1–L5 commissioning programs for hyperscale clients (e.g., AWS, Microsoft, Google, Meta) at gigawatt-scale campus or multi-building facilities.
- Familiarity with hyperscale owner commissioning standards and how they map to internal L1–L5 level structures.
- Proficiency with Primavera P6, Procore, BIM 360, and commissioning management platforms capable of tracking level-gate status across large systems counts.
- Working knowledge of ASHRAE Guideline 0, NEBB, and BCA standards as they apply to structured commissioning level progression.
- Experience managing concurrent L3/L4 testing across multiple buildings or power blocks within a single campus program.
