Commercial Real Estate Portfolio Accounting Manager: Hybrid Boston. $135150K + 15% bonus.
In this role, you're not closing the books. You're owning the economics of commercial real estate. We are hiring an Accounting Manager for a newly created role on our commercial real estate accounting team. If your brain naturally goes to CAM reconciliations, JV waterfalls, lender covenants, tenant escalations, and audit footnotes, this is your lane. This is an opportunity with visibility across Accounting, Asset Management, Acquisitions, Tax, and Finance.
Schedule
Hybrid (currently 3 days in office / 2 remote). Mondays and Wednesdays are mandatory in-office days.
Pay
$135K–$150K base (depending on experience) plus a 15% discretionary bonus.

Responsibilities
Property accounting ownership
- Oversee and review 3rd-party property accounting for accuracy and consistency.
- Review rent rolls, lease maintenance, cash management, and reporting packages.
- Support annual budgets and quarterly reforecasts.
- Review operating and tax escalations:
- Annual estimates
- Quarterly/annual reconciliations
- CAM cost pools, expense caps, exclusions, gross-ups, and base-year calculations
Joint venture / fund accounting
- Comply with operating agreements and investor requirements.
- Manage capital calls and distributions.
- Calculate allocations and waterfalls.
- Prepare combined/consolidated reporting when required.
Debt and compliance
- Mortgage payments and lender reporting.
- DSCR and covenant calculations.
- Loan-draw and escrow-draw packages.
Audit and financial statements
- Provide comprehensive audit support.
- Prepare audited financial statements and footnotes (fair value and tax basis), as required.
Acquisitions and dispositions support
- Review diligence materials, settlement statements, prorations, credits, and estoppels.
- Record opening entries and manage post-close true-ups.
- Support dispositions including diligence responses, closing entries, gain/loss, and true-ups.
Requirements
- 5+ years of property accounting experience, with the majority in commercial real estate.
- Strong tenant recoveries / CAM experience (hands-on reconciliations, not just exposure).
- Waterfall calculation knowledge (JV/Fund allocations).
- Year-end audit experience, including financial statements and footnotes.
- Loan compliance experience (draw packages, escrow draws, covenant/ratio calculations).
- Ability to work independently, communicate clearly, and move fast.
- MRI is a plus (not required).
We will consider candidates from public accounting who supported real estate clients and can speak to CAM/tenant recoveries and property/JV mechanics.
Not a fit if
This role is not ideal if your background is primarily:
- Residential-only property accounting with no CAM/recoveries and limited complex structures.
- Corporate GL/month-end close only with no property/JV/debt compliance exposure.
- AP-heavy roles without ownership of escalations, recoveries, audit packages, and lender reporting.
