Essential Duties and Responsibilities
- Affords responsibility for effectively completing electrical maintenance functions.
- Troubleshoots and repairs heating, air conditioning and refrigeration units, including chillers, boilers, and heat pumps.
- Troubleshoots malfunctioning heating, air conditioning and refrigeration systems to determine the cause of the malfunction.
- Performs scheduled maintenance inspections, and adjusts, cleans, and calibrates various systems to assure proper system operations.
- Replaces expansion valves, compressors, motors, coil units and other component parts.
- Troubleshoots and repairs direct digital and pneumatic control systems.
- Checks distribution systems for proper velocity, volume, temperature, pressure, etc.
- Assists in training other technicians and staff in preventative maintenance of HVAC systems.
- Prepares records and reports describing procedures, actions taken and recommended solutions.
- Prepares and submits requests for supplies and equipment.
- Responds to emergency service requests.
- Documents test and inspection dates and results.
- Completes work orders, lists materials issued and used, and documents electrical work repairs.
- Assumes responsibility for establishing and maintaining effective working relationships with area staff and with management.
- Ensures that management is appropriately informed of area activities and of any significant problems.
- Attends meetings as required.
- Assumes responsibility for related duties as required or assigned.
Qualifications
- High School/GED diploma.
- Knowledge of numbers, their operations, and interrelationships including arithmetic, algebra, geometry, calculus, statistics, and their applications.
- Knowledge of basic computer skills such as Microsoft, PM software.
- Minimum of 3 years’ experience in light commercial preventative maintenance.
- Working Knowledge Of Electrical and wiring fundamentals.
- Cooling and heating technologies.
- Plumbing principles.
- Refrigeration systems (CFC certification preferred).
- Mechanical principles (NAPE 3rd class Training or equivalent is preferred).
- Bilingual in Spanish is preferred.
Qualification Standards
- Ability to perform essential job functions consistent safely and successfully with ADA, FMLA, and other federal, state, and local standards/requirements.
- Ability to meet and maintain all qualitative and/or quantitative productivity standards.
- Ability to maintain reasonably regular and punctual attendance consistent with ADA, FMLA and other federal, state, and local standards/requirements.
- Compliance with all personnel policies and practices.
- Ability to comprehend and carry out safety sensitive duties according to company policies, procedures, and safe work practices.
Pay
$30 - $55 per hour depending upon experience.
