Commercial Plumbing Project Manager III

The Project Manager, under direct supervision of the Plumbing Operations Manager, is responsible for managing all phases of commercial plumbing projects from planning to execution to close-out. This position requires very strong planning, management, and communication abilities and is responsible for all deliverables of the project.
Responsibilities
- Ensure standardization by following processes and holding accountability in the initiation, planning, execution, and closeout phases
- Facilitate team communication, ensuring consistency and accountability
- Provide feedback to the estimating team on project(s) under construction
- Understand customers’ requirements, desired results, work environments, and types of work
- Oversee technical functions on projects, including electrical verification and confirmation, steel layout and coordination, wall, roof, and floor layout and coordination, material and equipment take-off, lead/release tracking, and punch of the job through the project
- Minimize warranty exposure and callbacks
- Improve, grow, and lead subcontractor, vendor, and employee relations by centering on inclusion and retention
- Enter and update project information in project management software, including job status reports, projections, change order requests, submittals, cost tracking, and RFIs
- Create, monitor, tweak, and improve internal systems, and make decisions for effectiveness and efficiency
- Ensure all project team members are well informed by updating them on critical communications and continuous improvement through processes
- Demonstrate efficiency in well-run meetings, including clear communication and navigation of agendas and participation
- Work with the field team to create the job site safety plan
- Review the turnover package in detail to identify inefficiencies in the estimate, proposal, and contract documents, and set the project budget
- Prioritize, review, and expedite submittals initiated by the Preconstruction team
- Review and understand the general contractor's scope of work
- Develop a project business plan and manage construction to identify and implement all contract deliverables, quality testing, reporting requirements, and labor procurement
- Develop the project business plan to maximize fees, minimize waste, strategize buyouts, establish contingencies, and determine schedule improvements
- Develop a project phasing plan, equipment utilization plan, and a site logistics plan with the field and project teams
- Work with the preconstruction team to transition the project from estimating to project management
- Work with preconstruction and the field team to identify and implement all contract deliverables, quality testing, and reporting requirements
- Plan and coordinate preconstruction meetings with the field and project team
- Manage buyouts and the purchasing of all equipment and materials from vendors
- Review and estimate project contract changes, including drawing revisions and ASIs to coordinate with delivery requirements
- Develop and administer subcontractor and purchase orders, including change orders for work outside of scope
- Coordinate, review, and approve all material and equipment according to schedule requirements
- Schedule the delivery of materials and equipment to the job site, identify long lead times, and plan accordingly
- Update quantity tracking and work with the field to maintain labor forecasts
- Facilitate subcontractor startup meetings
- Monitor, control, and produce project costs to meet estimates and budget
- Produce accurate pay applications and manage through communication and collections
- Oversee electrical confirmation, steel, sleeve, and block out coordination, and roof type, slope, and thickness
- Issue and administer subcontracts and payments for multiple trades
- Check all shop drawings and submittals to ensure compliance with the contract and identify field install items
- Participate in and lead all relevant project meetings
- Monitor the productivity for all trades on the project
- Resolve scheduling issues resulting from inclement weather, emergencies, or other delays
- Control inventory to include warranty returns and special part orders
- Prepare payment requests
- Perform site visits to monitor budget, job progress, quality control, quality assurance, safety practices, and continuity between company installers and general contractors
- Meet with city and state agencies to review the project and inspections
- Negotiate and execute written task agreements with subcontractors and manage the percentage of completion and pay application approval
- Authorize all “other direct costs” (crane, lift, etc.), including rental
- Work with the general contractor to obtain job permits and coordinate inspections
- Oversee job commissioning and scheduling of required personnel (included in site visits)
- Serve as the main point of contact for the engineer and the architect
- Manage job close-out documentation, including closeout documents, final job report, and final accounting
- Procure all close-out documents before job completion
- Mentor and train assistant project managers or interns

Qualifications
- Bachelor’s degree in construction, engineering, or related field preferred
- 5+ years of experience in the commercial plumbing industry
- Understanding of project management
- Experience with driving financial results
- Willingness to travel
- PMP preferred
- Valid driver’s license and clean driving record
