Experience

5+ Years of Experience of commercial brokerage in the Houston MSA
Existing Houston-area relationships
Professional image and persuasive communication skills
Willing to put in the hours and dedication to create long-term success
Organized and a self-starter
Strong work ethic and high integrity

Position Responsibilities

  • Generate new deal opportunities.
  • Accompanies prospective tenants and/or tenant rep brokers to property sites to discuss property features, leasing rates, and terms.
  • Develops business and negotiates the leasing, marketing, and sale of Newman’s commercial real estate properties.
  • Compiles client property data, such as tenant surveys, summary reports, maps, status updates, and presentations for listing or tenant representative assignments.
  • Prepares Letters of Intent (LOI) and reviews LOI responses.
  • Drafts contracts and works with legal team to memorialize post-closing development agreements for land development sales.
  • Sets up new and expanded business opportunities through prospecting, networking, and relationship building.
  • Analyzes data and prepares real estate reports on average asking rents, tenants in the market, historical data, and market comparisons.
  • Prepares offers, term sheets, and lease amendments.
  • Participates in due diligence for new acquisitions.
  • Maintains current knowledge of market conditions, property values, and legislation that may affect the real estate industry.
  • Drafts correspondence to existing and prospective tenants and land users.
  • Canvas prospective clients and leads.
  • Maintains accurate and up-to-date information in company databases.
  • Create detailed property surveys, coordinate property tours, organize proposal and LOI negotiations, and manage closings and contract execution processes for corporate clients.

Requirements

  • Education & Experience: Bachelor's Degree (BA/BS) from a four-year college or university required
    Must have a TREC real estate license with over 5 years of CRE Industry Experience
  • Qualifications: Strong organizational and analytical skills
    Excellent interpersonal communication skills, both oral & written
    Ability to interface with clients and work in a fast-paced environment
    Ability to provide efficient, timely, reliable, and courteous service to customers
    Knowledge of financial terms and principles
    Ability to calculate intermediate figures such as percentages, discounts, and commissions
    Conducts basic financial analysis
    Comprehends, analyzes, and interprets documents
    Intermediate to advanced skills with Microsoft Office Suite
  • Additional Skills: Proficiency in computer skills and knowledge of office software packages (Microsoft Office Suite)
    The successful candidate will be detail-oriented, organized, and able to handle multiple projects
    Highly energetic, self-disciplined, and driven
    Communicate effectively, verbally, in writing, professionally, and courteously with co-workers and clients
  • PREFERRED BACKGROUND: Background in either Land Sales & Development or Project Leasing / Tenant Representation
