About the Role

The Commercial Loan Officer III is an external sales role that focuses on growing a Commercial portfolio through building new customer relationships. This role will meet or exceed annual sales, revenue, volume, and new customer objectives. The Commercial Loan Officer III will maximize profitability, revenue, and retention of new relationships by cross-selling the full range of products and services. This role is the primary contact for developing new client relationships while managing existing customer relationships.

Responsibilities

  • Originate and structure commercial real estate loans including retail, industrial, multifamily, office, and mixed-use properties.
  • Establish and maintain relationships with developers, attorneys, brokers, and various CRE industry networking sources.
  • Analyze financials, cash flows, rent rolls, operating statements, collateral, and market data for sound credit decisioning.
  • Work with internal business partners to complete credit discussion or approval memos.
  • Negotiate loan terms and coordinate closings with outside legal counsel and internal underwriting teams.
  • Monitor loan portfolio performance and ensure compliance.
  • Meet or exceed annual production and portfolio growth goals while maintaining sound credit quality and acceptable ROE.
  • Operate well within a high-paced environment and collaborate with multiple team members.
  • Experience with secured construction, term, and multi-asset pool lending.
  • Familiarity with loan documentation and regulatory requirements.
  • Works independently to develop new business with prospects that have moderate and large complex credit needs.
  • Maintains established market presence and makes calls independently.
  • Gathers related financial and general business information, participates in the credit decision process, and communicates with prospects to close sales.
  • Prepares basic management reports summarizing loan activity.
  • Meets regularly with internal referral sources to establish business relationships and develops a network of outside referral sources for new business.
  • Compiles necessary data and information to begin financial analysis.
  • Contributes and provides input to the loan decision process based on evaluation of credit risk and other key factors from Credit Management.
  • Assists in the development of less experienced loan officers.
  • Helps support Branch Managers and staff and educates them about products and the lending process.
  • Makes or assists in sales calls, gathers financial and general business information, and explains products and services offered.
  • Responsible for growth goals (loans, deposits, fees), both individually and assisting the team, through the development of new Commercial Customers and cross-selling existing Customers as well as an established network of resources.
  • Understands and supports the Bank's Customer Service Strategy.
  • Considers the impact of decisions on the well-being of TD, its Customers, and stakeholders.
  • Provides the highest level of Customer service when dealing with internal partners, vendors, or our Customers.
  • Models quality service delivery at every interaction.
  • Leads and contributes to the ongoing improvement of the partner/Customer experience.
  • Participates in civic activities to promote growth and development of the community and a positive image for TD.
  • Supports the development and implementation of operational strategies and objectives to achieve measurable excellence in the quality delivery of sales, service, and products aligned with best practices and overall enterprise strategy and objectives.
  • Participates in establishing and executing plans and goals for the Business to drive toward results.
  • Ensures that strategic initiatives and directives are carried out effectively with comprehensive change management strategies.
  • Delivers business services, functions, and capabilities that optimize the use of process, technology, and people, taking advantage of TD's scale and operating model.
  • Collaborates to ensure TD is a best-run, integrated, customer-focused, growth organization.
  • Ensures processes, policies, and procedures are designed in compliance with TD Risk Appetite.
  • Successfully completes all required job-specific, compliance-related training.
  • Understands, utilizes, and follows Compliance/Risk and control programs.
  • Consults with all risk functions in the development and documentation of policies, procedures, and controls for all department processes.
  • Ensures ongoing compliance with internal/external audit and regulatory requirements.
  • Provides prompt and comprehensive response to all external audit, regulator, and compliance requests and findings.
  • Maintains appropriate records of action plans.

Requirements

  • 4-year degree or equivalent experience.
  • 7+ years of related experience.
  • Strong understanding of commercial business development techniques and credit decisions.
  • Demonstrates a business development track record.
  • Strong market presence with a wide network of outside referral sources for new business.
  • Demonstrates credit and financial analysis skills.
  • Refined negotiation skills.
  • Demonstrates communication skills, both verbal and written.
  • Demonstrates PC skills.
  • Membership in civic and professional organizations required.
