About the role
We are looking for a Civil Engineering Project Manager – Land Development to join our Neighborhood Development team. This role is part of a growing portfolio of neighborhoods in Pennsylvania, where we aim to create homes and neighborhoods with character that people will love.
Responsibilities
- Manage neighborhood predevelopment activities: work with internal teams and outside consultants to create neighborhoods from idea to finished development plans, budgets, and schedules; evaluate site opportunities and constraints during due diligence; review local land use regulations and codes.
- Obtain approvals and permits: build and maintain strong relationships with municipal staff, utility providers, trade partners, and other third parties involved in the work; attend and present at public and neighborhood meetings; effectively manage.
- Create and maintain Neighborhood Association organization and documents: work across draft, record, amend and maintain all required association documents; be an internal resource for association creation.
- Manage development financial security and recorded documents: including construction cost opinions, posting of security, recording of land development plans, security reductions, dedication, and neighborhood close out.
- Manage Site Construction: oversee all sitework planning and execution, including maintaining contractual relationships with site development contractors and subcontractors to ensure performance; manage permitting and inspections; and resolve any construction issues as they arise.
- Manage Neighborhood Appearance: ensure the neighborhoods – both during and after site construction – present a clean, visually appealing, and safe environment for all who visit; maintain improvements prior to dedication.
Requirements
You will possess a minimum of 5 years of real estate development experience. You will demonstrate a strong knowledge regarding land use regulations and zoning, land development, and site design and grading, as well as experience managing site improvements on plans and on site. You will excel at providing reporting and in-person updates regarding actual versus planned results and demonstrate competency in technology used within the industry to design and schedule projects.
Qualifications
- Received a bachelor’s or advanced degree in an engineering discipline, law, or construction management.
- Possess exceptional communication skills, including listening generously and being structured in your messaging.
- Demonstrate the ability to manage projects, identify problems, analyze information, set priorities, and use time wisely.
