About the Role

The City of Birmingham is seeking to hire a Chief of Building Maintenance to plan, direct, and coordinate the work of employees responsible for the maintenance, repair, and custodial services of a moderately sized public building complex. This includes overseeing heating, sewage, electrical, and custodial systems. The Chief of Building Maintenance resolves conflicts, coordinates work with others, and interprets policy independently in line with established objectives. Work assignments are received through work orders, observation, meetings, and verbally, and may be reviewed for fulfillment of program objectives and conformance with department policy.

Responsibilities

  • Prepares, monitors, and administers departmental or organizational budget by reviewing spending trends, expenditure reports, analyzing financial data, and ensuring expenditures are within annual budgetary limits.
  • Schedules, coordinates, and oversees the work of contractors and/or other departments throughout projects to ensure timeliness, accuracy, and completeness of work, keeping the facility safe, secure, and comfortable for occupants.
  • Ensures parts, equipment, and supplies needed for maintenance projects are purchased and maintains inventory of commonly needed items to prevent disruptions in services.
  • Initiates, plans, executes, and monitors work involved in project completion by meeting with staff, contractors, and supervisors to ensure timely, efficient, and cost-effective completion.
  • Maintains adherence to safety codes, policies, and preparedness by staying current with changes in safety standards and enforcing these standards to provide a safe facility for employees and citizens.
  • Supervises staff by assigning and distributing work, directing job duties, monitoring progress, providing feedback, and/or training.
  • Manages time, attendance, leave processes, and submission of payroll information accurately and timely to maintain employee pay, benefits, and staffing records.
  • Oversees the training and development of staff by conducting training to ensure compliance with procedures and standards.
  • Troubleshoots problems with systems and equipment by inspecting and testing, ensuring necessary repairs are made to maintain functionality and prevent further damage.

Requirements

  • Valid driver's license.
  • Experience working in building trades, including plumbing, electrical, HVAC, and carpentry.
  • Experience as a lead worker in building trades, responsible for assigning and evaluating the work of a building maintenance team.

Physical Demands

Job involves moderate physical exertion, including occasional prolonged periods of standing, pushing, pulling, lifting, carrying, balancing, climbing, stooping, kneeling, crouching, or crawling. May involve lifting objects weighing up to 50 lbs.

Work Environment

Work is performed in employer-owned facilities such as offices, workshops, warehouses, or stations. Involves the use of hand tools like screwdrivers, wrenches, and multimeters. Regular exposure to live electrical circuits and hot water pipes.

Pay

$57,595 - $89,356 per year.
