Chief Engineer

About the Role

The Chief Engineer is responsible for the oversight of building maintenance, including both interior and exterior aspects. This role requires expertise in HVAC, Refrigeration, and Electrical Engineering, and involves complex analytical work to ensure technical competence and compliance with all current codes and criteria. The position is fundamental to the administrative and operational functions of the property, requiring strong organizational skills, attention to detail, time management, and interpersonal skills. The Chief Engineer plays a key role in maintaining equipment longevity and the aesthetic nature of the property, while projecting a professional and competent image.

Responsibilities

• Performs day-to-day routine maintenance of the building, leading the maintenance staff.
• Develops and adheres to the preventative maintenance program for the community, updating as needed.
• Supervises all building repairs done by outside vendors, reporting satisfactory or unsatisfactory completion to the Association Manager.
• Maintains an operating environment to achieve a satisfactory level of resident service, as measured by feedback and surveys.
• Monitors all building systems and performs basic repairs as needed.
• Demonstrates adaptability to changing circumstances.
• Responds to phone calls and correspondence in a timely, professional manner.
• Encourages maintenance staff to behave professionally and comply with company safety standards, fostering teamwork.
• Creates maintenance reports detailing the property's condition, project progress, and recommendations.
• Observes all safety standards and participates in providing a safe work environment.
• Follows directions and tasks given by the direct supervisor and completes them conscientiously.
• Organizes time effectively to balance competing demands of multiple projects.
• Keeps up-to-date equipment maintenance logs, inventory, and updates the preventative maintenance manual quarterly.
• Interviews, trains, develops staff, and manages scheduling.

Requirements

• High School Diploma; preferred Associate’s degree in a related industry.
• Three to five years of experience as a Maintenance employee in a supervisory role, preferably in high-rise buildings.
• HVAC Certification and/or comparable technical school certification.
• Strong working knowledge of basic trades, including electrical, plumbing, carpentry, HVAC, and painting standard principles and practices.
• Ability to analyze and interpret technical aspects of pumps, motors, and mechanical systems.
• Proficiency in Microsoft Word and Excel applications.
• Valid Florida driver’s license.
• Ability to react and address emergency situations within 2 hours, including nights and weekends.

Work Environment

While performing the duties of this job, the employee occasionally works in outside weather conditions. The role may involve working near moving mechanical parts, in high or precarious places, and exposure to wet/humid conditions, fumes, or moderate to loud noise levels.

Physical Demands

The physical demands include occasional standing, walking, using hands to handle tools or controls, and reaching with hands and arms. The employee may occasionally sit, climb, balance, stoop, kneel, crouch, or crawl. The role requires lifting and/or moving objects up to 25 pounds. Specific vision abilities required include close and distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Occasional exposure to outdoor climate and weather conditions is required.

Schedule

This is a full-time (40 hours per week), exempt (salaried) position. The role requires availability for emergencies and occasional night and weekend work due to special projects. Attendance at occasional off-site meetings during business hours and within local city limits is also required.
