Chief Engineer

This position oversees the building maintenance of the property, including both interior and exterior aspects. The Chief Engineer must be knowledgeable in HVAC, Refrigeration, and Electrical Engineering, performing complex analytical work to ensure technical competence and compliance with all current codes and criteria.

Responsibilities

  • Performs day-to-day routine maintenance of the building, leading the maintenance staff.
  • Develops and adheres to the preventative maintenance program for the community, updating as needed.
  • Supervises all building repairs done by outside vendors, reporting satisfactory or unsatisfactory completion to the Association Manager.
  • Maintains an operating environment to achieve a satisfactory level of resident service as measured by formal and informal feedback and surveys.
  • Monitors all building systems and performs basic repairs as needed.
  • Demonstrates the ability to adjust to changing circumstances effectively.
  • Responds to phone calls and correspondence in a timely, professional manner.
  • Encourages maintenance staff to behave professionally and comply with company safety standards while motivating them to work as a team.
  • Creates maintenance reports detailing the property's condition, project progress, and recommendations.
  • Observes all safety standards and participates in the company’s efforts to provide a safe work environment.
  • Follows directions and tasks given by the direct supervisor and completes them conscientiously.
  • Organizes time effectively to balance competing demands of multiple projects.
  • Maintains up-to-date equipment logs, inventory, and updates the preventative maintenance manual quarterly.
  • Interviews, trains, develops, and schedules maintenance staff.

Requirements

  • High School Diploma; preferred education: AA degree in a related industry.
  • Three to five years of experience as a Maintenance employee in a supervisory role in high-rise buildings.
  • HVAC Certified and/or comparable technical school certification.
  • Strong working knowledge of basic trades, such as electrical, plumbing, carpentry, HVAC, and painting standard principles and practices.
  • Ability to analyze and interpret technical aspects of pumps, motors, and mechanical systems with a similar degree of complexity.
  • Proficient in Microsoft Word and Excel applications.
  • Valid Florida driver’s license.
  • Ability to react and address all emergency situations in a timely manner, generally within 2 hours, including nights and/or weekends.

Work Environment

While performing the duties of this job, the employee occasionally works in outside weather conditions, near moving mechanical parts, and in high, precarious places. The employee may be exposed to wet and/or humid conditions, fumes, and moderate to loud noise levels.

Physical Demands

  • Occasionally required to stand, walk, use hands to finger, handle, feel, or operate objects, tools, or controls, and reach with hands and arms.
  • Occasionally required to sit, climb or balance, stoop, kneel, crouch, or crawl.
  • Must occasionally lift and/or move objects up to 25 pounds.
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
  • Occasional exposure to outdoor climate and weather conditions.

Schedule

This is a full-time (40 hours per week) exempt (salaried) position. Availability for emergencies and occasional night and weekend work is required due to special projects. The position may also require attending occasional off-site meetings during business hours within local city limits.
