About the role
As the Centralized Purchasing Coordinator, you will be an integral member of the Centralized Purchasing team and a key resource for the Purchasing, Land, and Construction teams throughout the homebuilding lifecycle for AMH Development.
Responsibilities
- Manage purchasing activities within the ERP system and all corresponding processes and document management activities, including uploading and maintaining bids, supplier assignments, unit pricing, and take-offs.
- Process price changes, addendums, lot starts, and commitment generation.
- Track and report standard cost variances.
- Perform monthly reporting, analysis, budgeting, forecasting, and projections of the company’s homebuilding operations in the market.
- Enter and maintain all development and community-based budgets and budget revisions in the ERP.
- Review and enter contracts and commitments for horizontal development projects, process progress payments, contract draws, and invoices, as well as payments associated with permitting, architecture, and other community-based costs.
- Review and reconcile the integration status of jobs and orders between the ERP and construction management systems to ensure accuracy for the Construction team and suppliers.
- Navigate the construction management system to research and resolve queries from the Construction team related to ERP data.
- Maintain ongoing data management and data integrity of the ERP database.
- Assist in establishing, documenting, and maintaining departmental service level agreements (SLAs), best practices, SOPs, and business processes.
- Streamline the vendor payment process for all aspects of AMH Development, from land escrow through home construction completion.
- Manage rebate tracking, collection, compliance, and reporting.
Requirements
- Bachelor’s degree in Project Management, Real Estate Development, Construction Management, Business, or a related field, or four (4) years of equivalent experience in Real Estate Development or Home Building, or a combination of both.
- Previous experience with JD Edwards or a similar ERP system.
- Previous experience with BuildPro or a similar construction management system.
- Advanced knowledge of Microsoft Excel.
Pay
The anticipated pay range for this position is $24.13 to $31.98 per hour. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.
