About the Role

Olen is seeking a motivated and experienced Tenant Improvement Superintendent to join our in-house Construction team, supporting commercial jobs in the North Orange County area. Under the direction of the Director of Construction, the Tenant Improvement (TI) Superintendent will simultaneously run multiple tenant improvement projects, ensuring completion in accordance with Company standards, procedures, and all local, state, and federal laws and codes.

Responsibilities

  • Schedule subcontractors, ensuring adherence to plans, schedules, jobsite rules, and building codes.
  • Supervise all onsite work.
  • Schedule and facilitate job-site inspections.
  • Manage the tenant/ownership side of projects by communicating effectively with tenants and coordinating with property managers and leasing teams.
  • Assist Project Manager with the bidding process.
  • Receive finals and conduct walk-throughs with tenants at project completion to develop punch lists.
  • Complete punch lists and obtain tenant sign-off; may perform punch list duties and use hand and power tools as necessary.
  • Maintain a safe and clean work site, including building common areas.
  • Perform additional tasks as assigned.

Requirements

  • 3+ years of commercial tenant improvement management experience.
  • Experience with projects ranging from 1,000 to 15,000 sq ft.
  • High School Diploma or GED required; Business/Trade school, Associate, or Bachelor’s degree is a plus.
  • Working knowledge of Office 365, including Microsoft Office Excel, Word, Outlook, and SharePoint.
  • Ability to read and interpret construction drawings and specifications.
  • Valid driver’s license and current personal automobile liability insurance coverage (driving is an essential duty).
  • Ability to speak, read, write, and understand English to perform tasks such as reading and analyzing complex reports and interpreting business correspondence.
  • Basic math skills and ability to solve practical problems.
  • Ability to interpret instructions furnished in written, oral, diagram, or schedule form.

Physical Demands

  • Regularly required to talk, hear, and see; frequently required to stand, walk, sit, and use hands to handle objects.
  • Occasionally required to reach with hands and arms, climb, or balance.
  • Must frequently lift and/or move up to 50 pounds.
  • Vision abilities include close and distance vision and the ability to adjust focus.
  • Works primarily on construction sites with moderate to heavy noise levels.
  • Frequent driving to designated properties and getting in/out of an automobile.

Tools and Equipment

  • Calculator, copy machine, telephone, mobile device, laptop and desktop computer, e-fax, scanner, and small hand/power tools.

Pay

Salary Range: $85,000 – $100,000 per year (flexible depending on experience and skill level).
