Building/Stationary Engineer

About the role

Under limited supervision, the Building/Stationary Engineer performs skilled and technical duties including installing, maintaining, replacing, repairing, and operating heating and ventilation equipment, engines, motors, combustion engines, pumps, air compressors, refrigeration machines, air conditioning units, and related systems. This role requires comprehensive knowledge of installed equipment maintenance and service, and compliance with all federal, state, and PRIDE’s safety policies.

Responsibilities

• Performs operation, maintenance, installation, replacement, and repair of boilers, heaters, pumps, valves, appurtenances, and lines used in the distribution of steam and heated or processed water.
• Performs operation, maintenance, installation, replacement, and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, refrigerant lines, and air conditioning systems.
• Performs operation, maintenance, installation, replacement, and repair of pumps handling brines or other secondary refrigerating liquids, including all valves, appurtenances, and lines.
• Performs operation, maintenance, installation, replacement, and repair of air compressors, distribution lines, and all valves and devices for air control.
• Performs operation, maintenance, installation, replacement, and repair of natural and manufactured gas distribution lines, including all valves and devices for air control.
• Performs operation, maintenance, installation, replacement, and repair of water filters, softeners, piping, pumps, sinks, toilet bowls, supply lines, drains, waterlines, control devices, and sprinkler systems.
• Performs operation, maintenance, installation, replacement, and repair of electrical motors and engines powering pumps, compressors, and fans.
• Maintains elevators, man lifts, escalators, and hoist ways where properly licensed (excluding specialized contractor-maintained equipment).
• Performs all electrical work and repair.
• Performs operation, maintenance, installation, replacement, and repair of fuel oil systems including pumps, valves, lines, and controls.
• Performs operation, maintenance, installation, replacement, and repair of building automation systems for HVAC, including consoles, data gathering panels, remote sensors, and indicating devices.
• Performs operation, maintenance, installation, replacement, and repair of mail conveyor systems (excluding tenant-owned systems).
• Performs operation, maintenance, installation, replacement, and repair of sanitary sewer systems, sump pumps, water closets, urinals, and piping.
• Performs maintenance, installation, replacement, and repair of trash compactors, including electrical and hydraulic systems.
• Performs maintenance, installation, replacement, and repair of kitchen equipment (excluding tenant-owned equipment).
• Performs operation, maintenance, installation, replacement, and repair of life safety-related equipment.
• Researches and solicits vendors for repair parts and preventative maintenance parts for stationary equipment.
• Acts as a liaison between the customer and work control to accomplish service orders in a timely manner.
• Maintains records of equipment performance and analyzes data to enhance system performance and equipment longevity.
• Performs other duties and special projects as assigned.

Requirements

• Four years of journey-level experience operating, maintaining, and repairing HVAC/boiler equipment, or equivalent training, education, and experience.
• Universal CFC License.
• Completion of the Union’s Supervision for Chief/Assistant Chief Engineers, Operating Engineer Apprenticeships, Technical Program Certifications, or prior military training in Building Automation Systems (BAS) or Central Utility Plant (CUP) operations preferred.
• Knowledge of methods, tools, and equipment used in heating and air conditioning repair.
• Thorough knowledge of operating principles, efficiency optimization, and compliance requirements for HVAC and refrigeration equipment.
• Ability to use computerized energy management software and basic arithmetic.
• Ability to recognize and locate conditions requiring repair and maintenance.
• Knowledge of tools necessary for equipment operation, installation, maintenance, and repair.
• Effective communication skills, both verbal and written, using appropriate business English.
• Computer literacy for business software, internet use, and data entry/retrieval.
• Human relations skills to build effective working relationships.
• Demonstrated customer service, problem-solving, and common-sense skills.

For Lead Engineer: Four years of experience directing building engineers or trade crews in daily task performance.

Qualifications

• High School Diploma or GED.
• The following licenses or certificates may be required depending on local, state, and/or contract requirements:
  • CA-NV AWWA Backflow Certification
  • CFC License
  • Fire Safety Director Certification
  • Valid Driver’s License

Physical Requirements

• Ability to maneuver around equipment and perform tasks for extended periods with or without assistance.
• Standing, walking, bending, stopping, kneeling, and reaching.
• Lifting or moving boxes/equipment up to 35 pounds.
• Climbing ladders.

Work Environment

• Work is performed at customer sites, with frequent travel to various worksites.
• May work in confined spaces and be exposed to toxic substances, electrical shock, or equipment noise.
• Exposure to external weather conditions such as wind, rain, cold, and heat.

Pay

$47.37 per hour
