Operate, repair, assist, and perform preventative maintenance (PM) on all physical plant’s main and auxiliary equipment, including HVAC systems, air compressors, chillers, AHUs, pumps, exhaust systems, and life safety systems in a mixed-use corporate environment. Help plan, coordinate, and accomplish operational and maintenance activities to ensure timely and cost-efficient completion of departmental goals. Provide assistance to team members on daily activities.
Responsibilities
- Apply knowledge and experience in the day-to-day operations and maintenance of all physical plant equipment under the Operations & Maintenance Department.
- Take charge of a shift and make operating decisions without supervision.
- Follow strict operating procedures for applicable equipment as trained and adhere to the two-man safety verification process.
- Learn plant systems and operating procedures for main and auxiliary equipment.
- Use basic computer skills to answer, compose, and send emails, and complete work orders in a client-based maintenance program.
- Perform designated operators’ rounds, document equipment-operating conditions, and identify and report non-standard conditions.
- Monitor manufacturing and building systems, notifying customer facilities when systems are not operating normally.
- Perform advanced preventative maintenance on selective equipment and contribute to root cause analysis for troubled equipment.
- Demonstrate proficiency with procedures and processes required to test and analyze equipment and systems.
- Work a flexible schedule to cover a 24/7 operation, including 12-hour shifts, holidays, and weekends; must be able to work adjusted shifts.
- Use hand tools, measuring instruments, and other equipment to perform repairs and PM tasks.
- Follow emailed, written, and verbal instructions.
- Perform a variety of other maintenance duties as assigned in a team-oriented environment.
- Willing to work overtime as needed.
Requirements
- High school graduate, GED, or equivalent experience.
- Demonstrated mechanical aptitude, math ability, and a positive attitude.
- Able to work with computers, automated controls, and their associated operating systems.
- Must possess a valid state driver’s license.
- Minimum three (3) years of experience as a building operator.
- Must pass a criminal background check, physical exam, and drug screen.
- Capable of ascending/descending ladders and stairs for daily rounds.
- Capable of lifting up to 25 lbs unassisted.

Pay
$29.75 - $35.00 per hour. The company will not pay less than minimum wage for this role.
Schedule
12-hour shifts, including days, nights, holidays, and weekends. Must be able to work adjusted shifts and overtime as needed.
