About the Role

This position is located in Miami, FL, within the Division of Real Estate Development and Management, State of Florida Department of Management Services. The Building Operations Specialist is directly responsible for performing highly skilled and complex mechanical repairs on HVAC and building equipment.

Responsibilities

• Perform highly skilled and complex mechanical repairs on building equipment.
• Inspect equipment, analyze trouble, and plan sequence of repair operations.
• Investigate complaints and equipment malfunctions.
• Ensure operation of machinery and mechanical equipment by completing preventive maintenance requirements.
• Analyze performance of equipment and perform maintenance on HVAC systems.
• Assist with the maintenance of hardware, doors, windows, restroom fixtures, and minor carpet repairs.
• Perform plumbing duties, including unclogging drains, repair of flush valves, commodes, sinks, urinals, and drinking fountains.
• Repair electrical receptacles; pull new circuits, run EMT & PVC conduit, and change out breakers.
• Assist the maintenance staff with monitoring or adjusting Energy Management, Fire Protection, and Security Systems.
• Assist outside contractors and others as needed.

Administrative Duties

• Prepare mechanical maintenance reports by collecting, analyzing, and summarizing information and trends.
• Accurately enter time worked, leave requests, and leave taken into the People First system.
• Accurately enter and maintain data in the work order and PM system.
• Operate a computer to check email, create and respond to assigned work requests, conduct research, locate and order repair parts.
• Maintain vehicle logs and ensure vehicle maintenance is performed at established intervals.

Public Relations

• Maintain good rapport with tenants, co-workers, and supervisors; keep them informed of unusual situations.
• Display courteous and respectful behavior at all times; represent the department professionally to the public and tenants.

Requirements

• Five years’ experience in commercial HVAC.
• Valid HVAC certification.
• Valid chiller or boiler certification (or obtain within 12 months of employment).
• Valid EPA 608 Universal certification.
• Valid and applicable driver’s license.
• Knowledge of mechanical system operation, troubleshooting, and repair (e.g., chillers, boilers, AHUs, variable frequency drives, variable air volume systems, pumps, and motors).
• Knowledge and operation of computer applications (e.g., Windows 7, Microsoft Office).
• Ability to read blueprints.
• Ability to install, maintain, and repair electric motors, generators, and other mechanical equipment.
• Ability to take accurate measurements.
• Model behaviors of accountability, communication, empowerment, flexibility, integrity, respect, and teamwork.

Physical Demands

• Physically able to climb multiple flights of stairs, climb a ladder, reach overhead, work from heights, bend at the waist, kneel, and crouch.
• Able to work near loud noises and electrical equipment, in basements, tight spaces, and on rooftops.
• Prolonged periods of walking, standing, bending, climbing, and exerting up to 30 pounds of force frequently.
• Adhere to safety awareness policies and practices to avoid accidents.

Pay

$51,038.52 annually + $1,248.00 CAD.

Schedule

This position includes on-call assignments as approved in accordance with Section 110.209, Florida Statutes, and relevant collective bargaining agreements.
