Job Title Building Operations Maintenance Technician III-Licensed Job Description Summary Job Description Licensed Refrigeration Technician Must hold an Active Refrigeration License Essential Functions & Responsibilities Other duties may be assigned. Management also reserves the right to change or modify this position description from time to time to meet the needs of the site and/or building(s) Conducts regular site inspections and building roundsCommunicates regularly and effectively with Property Managers and TenantsAssists Property Management with proper and efficient facility operationsEnsures all site safety work permits as defined within the Safety Program and the work orders are acknowledged and adhered toScheduling and management of service providers ensuring quality of service deliveryEnsures field installation compliance with all technical specifications and work ordersAssists with coordination and scheduled shut-downs as required to support and minimally impact tenantsPerforms based building systems preventive, predictive and corrective maintenancePerforms troubleshooting of all HVAC systems including central heating and cooling plants, AHU’s, RTU’s, Supply Air Systems, Exhaust Systems, Terminal Units and Cooling TowersOrders supplies and spare parts, understanding repair manuals and parts catalogsOperates building automation systems for efficient useReads and interprets building drawings in digital and blueprint formatsEstablishes work completion and punch lists in accordance with established Quality Control and Quality Assurance ProgramsMaintains strict adherence to safety and quality in accordance with C&W Services EHS ProgramParticipates in site housekeeping; Completes work in accordance with C&W Services Business Systems Standard Operating Procedures and work instructions. REQUIREMENTS (Knowledge, Skills, Abilities, And Education And/or Experience) Maintain valid driver’s licenseMinimum experience: 10 years of Field Experience, trade school or apprenticeship;Ability to work independently or as part of a teamAbility to communicate with multiple disciplines - both technical and non-technical;Advanced knowledge of heating, ventilation, air conditioning and refrigeration systems;Knowledge of Building Automation Systems (BAS) – Metasys, Siemens, etc…Familiar with the Microsoft office suite in order to prepare reports, format spread sheets and communicates by email;Be highly focused on customer satisfaction expectations Physical Requirements Ability to lift 25lbs frequently, 50 lbs occassionallyClimb and work from ladders and aerial lifts safely Cushman & Wakefield also provides eligible employees with an opportunity to enroll in a variety of benefit programs, generally including health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life, and disability insurance programs, and paid and unpaid time away from work.
