About the role

The Building Manager is a key member of the property management team, responsible for managing tenant relationships, overseeing lease administration, coordinating maintenance, collecting rents, and ensuring compliance with all applicable housing regulations.

Responsibilities

  • Oversee lease administration, including preparing and managing lease agreements, maintaining program records, overseeing annual recertifications, working with housing agencies to resolve discrepancies, and administering rent adjustments.
  • Manage financial responsibilities such as rent collection, tracking subsidy payments, following up on arrears, issuing notices, preparing monthly statements, and assisting with budgeting and variance analysis.
  • Coordinate maintenance, manage work orders to meet HQS requirements, prioritize urgent repairs, notify tenants of scheduled work, oversee vendor contracts, ensure compliance with HUD and local building codes, and implement preventive maintenance programs.
  • Maintain regulatory compliance by monitoring HUD, HPD, Section 8, and NYCHA PACT requirements, ensuring timely report submissions, conducting pre-inspections, coordinating cure plans and self-certifications for violations, and maintaining compliance files.
  • Handle tenant complaints by logging and tracking issues, prioritizing those affecting health and safety, documenting follow-up and resolution, and analyzing complaint trends to recommend procedural or policy improvements.

Requirements

  • Minimum of three years of experience in property management, housing administration, or compliance.
  • Strong knowledge of Section 8 PBV/TPV programs, HQS inspections, and NYCHA PACT requirements.
  • Proficiency in Yardi property management software and all Microsoft Office products.
  • Excellent communication, problem-solving, and conflict resolution abilities.

Qualifications

  • Well-versed in HUD and HPD regulations.
  • Skilled in rent collection and subsidy reconciliation.
  • Able to perform effectively in a fast-paced, high-volume housing environment.
