Building Maintenance Worker I - II

Primary Purpose Of Job & Essential Duties/Responsibilities

The primary purpose of this position is to perform both the routine and complex maintenance and repair operations for all CBS-owned buildings safely and efficiently to ensure the functionality and comfort for the benefit of employees, tenants, and the public.

• Communicates regularly during work hours with their supervisor or others as appropriate to keep them fully informed concerning work progress
• Documents all daily work activities in a computerized maintenance management system to maintain clear and accurate records of daily records of all work assigned, in progress, or completed
• Performs routine and preventative maintenance to building systems such as HVAC, plumbing, electrical, and life safety within code-permitted limitations and industry best practices
• Cleans and restores construction areas, job sites, and other project areas
• Operates power tools and equipment such as drill, reciprocating saw, circular saw, table saw, jig saw, snow removal, and other equipment as necessary
• Identifies problems related to assigned tasks and recommends solutions to their supervisor or others as the problem arises or is anticipated
• Supports construction activities for Public Works and other departments as needed
• Maintains all safety and quality standards required by federal, state, or local law and as established in department requirements
• Responds promptly to emergency maintenance requests relating to building systems, including emergency response outside of work hours when on “on-call” status
• Informs Building Maintenance Supervisor about inventory of maintenance supplies to maintain appropriate quantities to perform the work
• Aids Building Maintenance Supervisor with soliciting quotes and estimates for products and services
• Performs snow and ice management activities for all CBS infrastructure, as assigned

Knowledge Of: Knowledge, Skills & Abilities

• Building Maintenance Worker I: Basic knowledge of safety practices in construction and maintenance; knowledge of basic construction and maintenance tools and equipment is desirable; safe motor vehicle operations and maintenance; fundamentals of reading, writing, and arithmetic at the high school level; general understanding of building maintenance work and equipment and materials; acceptable work habits and practices
• Building Maintenance Worker II: In addition to list above for the Building Maintenance Worker I, all higher levels must also have knowledge of: building maintenance and construction methods, practices, tools, and techniques used to maintain building infrastructure including HVAC, plumbing, electrical, and other building maintenance systems or components; local, state, and federal laws and regulations pertaining to public safety, health, accessibility, and sustainability applicable to public buildings; safety regulations, protocols, principles, practices, and procedures relating to building maintenance; all applicable CBS and Public Works directives, including general code, policies, plans, strategies, and procedures; all applicable OSHA and ATSSA guidelines

Minimum Qualifications

• Building Maintenance Worker I (Grade 6): High School Diploma or GED; and Valid Alaska driver's license with clean driving record; and Experience in construction or maintenance, preferred; and Experience working with basic construction or maintenance tools and equipment, preferred.
• Building Maintenance Worker II (Grade 8): Two years as a Building Maintenance Worker I with Sitka; or Three years of experience in building maintenance, repair, construction, or a related field; and Demonstrated experience operating hand and power tools and other equipment required for building maintenance, repair, or construction; and Any equivalent combination of experience, education and training which provides the knowledge, skills and abilities necessary to perform the work.

Other Job Requirements Or Expectations

• Building Maintenance Worker I: Possession of, or ability to obtain within 6 months of hire, First Aid, CPR, and AED certificates; ATSSA Flagger Traffic Control certificate; Alaska Portable Fire Extinguisher Technician I certification; Possession of, or ability to obtain within 12 months of hire, OSHA 10 Construction Safety certificate
• Building Maintenance Worker II: In addition to job requirements listed above for the Building Maintenance Worker I: Possession of, or ability to obtain within 6 months of hire as a Building Maintenance Worker II, OSHA 30 Construction Safety training certificate; Alaska Boiler Operator’s License 4th class; Pool Operator certificate issued by a State of Alaska recognized organization

Working Conditions & Physical Requirements

• Works indoors about 60% of the time performing indoor building maintenance, repair, and operations
• Works in the field outside, often in inclement weather with related hazards, about 40% of the time
• Works at high elevations on roofs and ancillary facilities with related hazards
• Frequent bending, stooping, kneeling and crouching
• Frequent lifting, pushing, pulling, or carrying up to 50 pounds with or without assistance from appropriate equipment
• Frequent physical movement (walking, standing, sitting, stooping, climbing) throughout the workday depending on operational needs and where working (office or field)
• Frequently sits or rides in equipment for long periods of time
• Frequently reaches, handles, and feels in order to operate vehicles and equipment
• Has the required depth perception to operate vehicles safely and effectively
• Sufficient clarity of speech and hearing which permits the employee to communicate effectively
• Sufficient vision and powers of observation which permits the employee to operate equipment and tools used in operation and maintenance of building infrastructure in a safe and efficient manner
• Sufficient manual dexterity which permits the employee to operate computers and grasp tools used in the installation, maintenance, and repair of building infrastructure
• Sufficient physical mobility and reflexes which permits the employee to climb, enter and exit confined spaces, inside and outdoors to manipulate equipment and adhere to safety protocols in the inspection, operation, and repair of building infrastructure
