About the role

The Building Maintenance Technician II performs highly skilled building maintenance and troubleshooting duties for the interior and exterior of county facilities, including general maintenance, construction, and repair in accordance with building codes and safety standards. This role leads and guides lower-level staff.

Responsibilities

• Receives assigned work orders from supervisors and prioritizes them alongside other tasks; communicates with point of contact(s) to gather additional information for preparation and completion.
• Performs building maintenance tasks including construction, carpentry, painting, electrical, plumbing, fencing, welding, framing, concrete, and masonry. Specific duties include drywall installation, taping, texturing, floating, flooring, doors and hardware installation, trim work, counters, cabinets, desks, bookcases, partitions, clearing minor back-ups, leaks, stacks, vents, and ducting in compliance with safety and applicable requirements.
• Responds to emergency calls, troubleshoots maintenance problems, identifies safety hazards, determines required personnel/materials/equipment, erects hazard warnings, and notifies appropriate departments.
• Leads major renovations and structural projects, troubleshoots emergencies, and provides technical guidance and training to lower-level staff.
• Provides cost estimates for renovations and remodels, and updates supervisors on contracted work orders.
• Maintains assigned tools and equipment, including minor preventive maintenance and reporting repairs.
• Provides supervisors with material lists and purchase orders for all work orders.
• Assists trade-level staff with larger, specialty, or complex projects.
• Performs snow removal, salting, basic grounds keeping, and furniture moving as required.
• Performs other job-related duties as assigned.

Requirements

• High School Diploma or GED.
• Two (2) years of work experience in general building maintenance or a related field.
• Any equivalent combination of related education and/or experience may be considered.
• Possession of a valid New Mexico driver’s license by the date of hire and maintenance of a valid license while employed in this position.
• Successful completion of a post-offer employment medical examination and background investigation.
• Adherence to all County safety guidelines.
• Completion of all FEMA training(s) assigned to this position.
• Demonstrated proficiency in flooring/tile, drywall, framing, welding, masonry, or concrete as verified by in-field time by a designated supervisor.
• Internal applicants must not have any form of disciplinary action (e.g., Sick Leave Correction Action Plan or written reprimand) within the last 12 months.

Pay

• 9-month Probationary Hourly Rate: $23.22
• Union Hourly Rate: $23.69

Working Conditions

• Duties are performed both indoors and outdoors, with exposure to natural weather conditions, which may be severe.
• Indoor duties are performed in temperature-controlled environments on surfaces such as carpet, tile, or concrete, typically dry.
• Outdoor duties may involve even or uneven surfaces, including concrete, asphalt, natural ground, ice, snow, gravel, or shingled roofs. Use of ladders and scaffolding may be required.
• Exposure to occasional vibration, noise, fumes/odors (e.g., paint, chlorine, insecticides, caustic materials), dust, and mists.
• Work hazards include climbing ladders and scaffolds, exposure to severe weather, electrical wiring/currents, heavy lifting, working on rooftops, and potential slick surfaces. Work may also be performed at correctional facilities with exposure to noise, possible contact with inmates, and dangerous situations.

Equipment, Tools, and Materials

• A wide variety of hand tools and power tools.
• Work aids such as ladders, scaffolds, tape measures, dollies, hoists, toolboxes, volt/ohm/millimeters, flashlights, keys, soldering torches, hydraulic lifts, winches, cutting and brazing torches, shovels, rakes, lawn mowers, clippers, snow removal machines, and painting equipment.
• Electrical parts, appliance parts, plumbing parts, screws, nails, bolts, washers, etc.
• Safety equipment including safety goggles, hard hats, rubber boots, safety vests, flares, hazard warning signs, and barricades.
