Building Maintenance Tech I or II

About the Role

Assists in the performance of building maintenance of City-owned and operated facilities. This is an entry-level position that works under supervision.

Responsibilities

• Perform repairs and preventative maintenance on City buildings, including HVAC systems, water and wastewater plumbing systems, electrical systems, and carpentry repairs.
• Operate a variety of hand and power tools, including diagnostic equipment.
• Monitor status of fire extinguishers.
• Assist in the collection of commercial hazardous wastes, such as cleaning materials.
• Fill in for Building Custodians as needed.
• Serve as Flagger as needed.
• Perform other duties as directed by the Public Works Director.

Requirements

• Three years' experience cleaning, maintaining, and/or constructing buildings and/or facilities.
• Working knowledge of hand and power tools.
• Valid Driver's License.
• High school diploma or GED required; college or vocational courses appropriate to the position are beneficial.
• Ability to maintain a working relationship with others.

Working Conditions

• Moderate frequency of exposure to adverse weather conditions and hazardous working situations.
• Frequent physical effort in lifting or moving equipment between 30-40 pounds and working in awkward or confined positions with tools or equipment.
• On-call duty and overtime may be required.
• Moderate frequency of contact with the general public and key city/service personnel.

About the Role

Journey-level position that performs building maintenance of City-owned and operated facilities, capable of taking the lead on projects as assigned by the Building Maintenance Supervisor.

Responsibilities

• Survey building, mechanical, and electrical systems to ensure they meet health and safety standards.
• Perform commissioning, operations, preventative maintenance, and repairs of electrical, plumbing, and HVAC systems.
• Inspect and repair alarm and other low-voltage systems (fire, security, AV, computerized building controls, etc.).
• Perform carpentry repairs, including drywall, painting, roofing, walls, windows, flooring, doors, and locks.
• Undertake pest control activities, such as spraying insecticide.
• Perform repairs on building exteriors, including gutters, roofs, grounds, and sidewalks.
• Procure materials and supplies as needed.
• Assist in budget preparation and tracking.
• Operate heavy equipment as needed.
• Serve on the Department's Incident Management Team during emergencies or drills.
• Be available for scheduled "on-call" duty to respond to off-hour building problems.
• Perform other duties as directed by the Public Works Director.

Requirements

• Five years of field experience in building/facility maintenance.
• Certified training as an electrician, plumber, HVAC technician, carpenter, boiler technician, or building system control technician may substitute for up to three years of field experience.
• Expert knowledge of hand and power tools.
• Journey-level knowledge of HVAC, plumbing, line/low-voltage electrical systems, and building locking/security systems.
• Working knowledge of occupational hazards and safety practices, including Lock Out/Tag Out.
• Computer skills, including the ability to read building plans (including as-builts).
• Experience using diagnostic and specialty tools such as electric test multimeters, infrared temperature guns, exhaust gas analyzers, backflow testers, ground testers, laser levels, borescopes, fish tape, and plumbers' snakes.
• Ability to work from ladders and working platforms at heights.
• Valid Driver's License.
• High school diploma or GED required; college or vocational courses appropriate to the position are beneficial.
• Ability to maintain a working relationship with others.
• Ability to obtain a CDL within one year of employment is preferred.
• Ability to operate heavy equipment is preferred.

Working Conditions

• Moderate exposure to adverse weather conditions and hazardous working situations.
• Frequent physical effort, including lifting, carrying, and pushing tools, equipment, and supplies weighing 25-50 pounds.
• Work indoors and outdoors, including on slippery surfaces, near moving mechanical parts, and in precarious places.
• Exposure to noise, dust, grease, fumes, gases, potentially hazardous chemicals, electrical energy, and inclement weather conditions.
• Frequent contact with key service personnel for procurement and professional services, as well as moderate contact with the general public and city personnel.
• On-call duty and overtime may be required.
