About the role

The Building Engineer reports directly to the Site Operations Manager to ensure all facility-related equipment is maintained to the highest standards in the Hard Services line. The role partners with the Site Operations Supervisor and Hard Service team to promote collective success across all service lines (hard, soft, and operational) and embody the OneISS (one-team) methodology of facility operations.

Core functions involve solving complex (integrated and multi-system) maintenance and repair of a building’s shell, core, and equipment. The purpose is to drive optimization and maintenance of facilities for clients, customers, and staff in a safe operating condition; execute a best-practice preventive and reactive maintenance program; and resolve immediate operational or building-safety concerns.

The Building Engineer uses advanced general and trade-specific skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds. Working under limited supervision, the Building Engineer monitors building-system operations and performance and self-performs specific or several trade skills such as carpentry, plumbing, electrical, painting, roofing, refrigeration, heating, and cooling. The role is also a point of contact for the client and must respond to escalations while communicating professionally at all times.

Responsibilities

• Perform inspection, maintenance, and repair of the building’s mechanical, electrical, plumbing, control systems, and HVAC systems
• Perform refrigerant handling associated with repairs to HVAC systems
• Perform minor electrical tasks including bulb replacement, ballast replacement, and troubleshooting
• Plumbing fixture and drain repair and maintenance
• Perform inspection and preventive maintenance of café/kitchen equipment
• Manage and support maintenance of elevators, fire life-safety systems, and UPS’s
• Access-door and overhead-door repair/adjustment as required
• Ensure the CMMS system is up to date with accurate and appropriate data around assets and maintenance programs
• Inspect and diagnose problems using blueprints, OEM repair manuals, and parts catalogs
• Partner with contractors and vendors for effective and safe accomplishment of maintenance and specific scopes of work, including escorting contractors on and off site and ensuring safety precautions
• Provide data for reports, equipment evaluations, or scope of work for outside contractors
• Provide or direct equipment and system operational modifications such as critical switching, lockout/tagout, and safe-working-area setup to minimize risk and protect critical load
• Follow 5S principles for organization and cleanliness of “Front of House” (client/customer spaces) and “Back of House” (equipment rooms, storage areas, tool cribs, etc.)
• Order supplies for preventive and reactive maintenance as needed; manage on-site tool-crib inventory to meet SLA uptime
• Obtain and compare estimates for work to be performed by outside vendors
• Adjust doors and closers, repair T-bar drop-ceiling grid, and replace ceiling tiles
• Perform visual roof inspections and make minor repairs as needed
• Perform general maintenance duties as assigned by the Site Operations Management team
• Serve as first line of support for escalations or emergencies according to the designated on-call schedule
• Handle all customer complaints professionally, appropriately, and in a timely manner
• Comply with all ISS and client Environmental, Health, Safety, and Quality (HSEQ) requirements
• Maintain a valid state driver’s license; may be required to travel via car within a specific metropolitan region as part of a mobile engineering team

Requirements

• 5+ years of experience in Operations & Maintenance, Construction, Facilities Maintenance, and/or Building Engineering roles
• High school diploma or vocational/trade school/college
• EPA Universal/608 Certification
• Strong knowledge of Work Order Control procedures and time management within CMMS Systems
• Experience with subcontractor and vendor contract management
• Experience managing key performance indicators as provided by the Site Operations Manager
• Able to use specialty hand tools, specialty diagnostic tools, and knowledge of maintenance-shop practices with previous experience at the Journeyman level (Electrical and Mechanical Equipment systems)
• Basic computer proficiency (Word, Outlook, CMMS Systems, Smartphone Systems)
• Ability to work independently and as part of a team, requiring strong communication and interpersonal skills
