Building Engineer

Hourly pay range: $48.50 – $49.50 per hour.

Schedule: Monday – Friday plus weekends, 7:00 am – 3:00 pm.

About the role

The Building Engineer Temporary reports directly to the Site Operations Manager to ensure all facility-related equipment is maintained to the highest standards in the Hard Services line. The role partners with the Site Operations Supervisor and Hard Service team to promote collective success across all service lines (hard, soft, and operational) and embody the OneISS (one team) methodology of facility operations. Core functions involve solving complex (integrated and multi-system) maintenance and repair of a building’s shell, core, and equipment to drive optimization and maintenance of facilities for clients, customers, and staff in a safe operating condition, execute a best-practice preventive and reactive maintenance program, and resolve immediate operational or building safety concerns.

The Building Engineer uses advanced general and trade-specific skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds. Working under limited supervision, the Building Engineer monitors building system operations and performance, and completes self-performance of specific or several trade skills such as carpentry, plumbing, electrical, painting, roofing, refrigeration, heating, and cooling. The role also serves as a point of contact for the client, responding to escalations and communicating professionally at all times.

Key areas of collaboration

• Support the Technical Services Team and report to the Site Operations Manager
• Communicate effectively with colleagues within the Business Unit and across the company to disseminate information and participate in project groups and meetings

Requirements

• 5+ years of experience in Operations & Maintenance, Construction, Facilities Maintenance, and/or Building Engineering roles
• High school diploma or vocational/trade school/college
• EPA Universal/608 Certification
• Strong knowledge of Work Order Control procedures and time management within CMMS Systems
• Experience with subcontractor and vendor contract management
• Experience managing key performance indicators as provided by the Site Operations Manager
• Journeyman-level experience with Electrical and Mechanical Equipment systems
• Proficiency with specialty hand tools, diagnostic tools, and maintenance shop practices
• Basic computer skills (Word, Outlook, CMMS Systems, Smartphone Systems)
• Ability to work independently and as part of a team with strong communication and interpersonal skills
• Valid state driver’s license; may be required to travel via car within a specific metropolitan region as part of a mobile engineering team

Responsibilities

• Perform inspection, maintenance, and repair of the building’s mechanical, electrical, plumbing, control systems, and HVAC systems
• Perform refrigerant handling associated with repairs to HVAC systems
• Perform minor electrical tasks including bulb replacement, ballast replacement, and troubleshooting
• Repair and maintain plumbing fixtures and drains
• Perform inspection and preventive maintenance of café/kitchen equipment
• Manage and support maintenance of elevators, fire life safety systems, and UPS’s
• Repair and adjust access doors and overhead doors as required
• Ensure the CMMS system is up to date with accurate data on assets and maintenance programs
• Inspect and diagnose problems using blueprints, OEM repair manuals, and parts catalogs
• Partner with contractors and vendors for safe and effective maintenance and scopes of work, including escorting teams on and off site
• Provide data for reports, equipment evaluations, or scope of work for outside contractors
• Direct or perform operational modifications such as critical switching, lockout/tagout, and safe working area setup
• Follow 5S principles for organization and cleanliness of client/customer spaces and equipment/storage areas
• Order supplies for preventive and reactive maintenance; manage on-site tool crib inventory to meet SLA uptime
• Obtain and compare estimates for work performed by outside vendors
• Adjust doors and closers, repair T-bar drop ceiling grid, and replace ceiling tiles
• Perform visual roof inspections and make minor repairs as needed
• Perform general maintenance duties as assigned by the Site Operations Management team
• Serve as first line of support for escalations or emergencies according to the on-call schedule
• Handle customer complaints professionally, appropriately, and in a timely manner
• Comply with all ISS and client Environmental, Health, Safety, and Quality (HSEQ) requirements
