Responsibilities
- Perform mechanical and electrical maintenance, troubleshooting, and repair of building systems and equipment
- Respond promptly to service requests, building issues, and emergency maintenance situations
- Support preventative maintenance programs for mechanical, electrical, HVAC, plumbing, fire/life safety, generators, security, access control, BMS, and vertical transportation systems
- Assist in maintaining facility utilities including gas, electric, sewer, water, phone, and CATV services
- Carry out routine inspections of building systems, equipment, and common areas to identify maintenance needs and safety concerns
- Maintain accurate documentation, inspection records, and maintenance reports
- Support inventory control and organization of maintenance parts and supplies
- Affirm compliance with applicable codes, regulations, company standards, and safety procedures
- Support the upkeep and appearance of both interior and exterior property conditions
- Participate in a rotating on-call schedule to provide after-hours emergency coverage
- Communicate effectively with residents, vendors, supervisors, and team members regarding maintenance issues and completed work
Qualifications
- 3+ years of hands-on experience maintaining central HVAC and mechanical systems, including water source heat pumps, cooling towers, and boiler plants
- Working knowledge of electrical systems and mechanical equipment
- Basic knowledge of local and national mechanical and electrical codes
- Ability to read and interpret blueprints and schematic diagrams
- Experience using hand and power tools safely and effectively
- Basic plumbing and piping knowledge, including compressors and air systems
- Strong troubleshooting and problem-solving skills
- Ability to work varying shifts, weekends, and holidays as needed
