This role is responsible for the maintenance, operation, and upkeep of a luxury high-rise property, ensuring all building systems—including plumbing, electrical, HVAC, fire safety, and structural components—meet the highest standards of quality, safety, and functionality.

Responsibilities

  • Assist the Senior Building Engineer in overseeing all maintenance and engineering operations.
  • Participate in the development and implementation of preventative maintenance programs to ensure long-term value, efficiency, and reliability of building systems and equipment.
  • Assist in managing the maintenance budget, tracking expenses, and identifying cost-saving opportunities while adhering to financial guidelines.
  • Maintain organization and inventory of maintenance equipment, materials, and supplies, ensuring adequate stock levels and efficient procurement.
  • Keep the maintenance shop and storage areas clean, organized, and safe.
  • Respond to resident service requests promptly, professionally, and with advanced troubleshooting expertise.
  • Diagnose and resolve complex maintenance issues, including plumbing, electrical, HVAC, appliance, and carpentry repairs.
  • Perform repairs and replacements efficiently to resolve resident issues.
  • Communicate with residents throughout the service process, providing updates on progress and estimated completion times.
  • Assist in the make-ready process for vacant apartment homes, ensuring they are clean, functional, and aesthetically appealing for new residents.
  • Maintain the overall appearance of the property, including grounds, common areas, and amenities, to reflect the luxury aesthetic of the building.
  • Conduct routine inspections to identify maintenance, safety, or security concerns and report issues to the Senior Building Engineer for resolution.
  • Participate in the on-call rotation for after-hour emergencies, responding to urgent maintenance needs with flexibility and a commitment to resident satisfaction.
  • Coordinate and dispatch Assistant Building Engineers for after-hour emergencies when required.

Requirements

  • 6–7 years of experience in building maintenance and engineering, with a focus on multifamily properties.
  • Advanced knowledge of building systems, including plumbing, electrical, HVAC, fire safety, and structural components.
  • NFPA 25 and EPA 608 (or similar) certifications for fire suppression systems and HVAC maintenance.
  • Proven experience responding to resident service requests and performing a wide range of maintenance and repair tasks.
  • In-depth knowledge of OSHA safety rules and regulations.
  • Excellent customer service skills with a focus on delivering a positive resident experience.
  • Ability to work independently and as part of a team, demonstrating initiative, flexibility, and problem-solving skills.
  • Strong communication and interpersonal skills to address resident concerns effectively.
  • Ability to prioritize tasks and manage time efficiently to meet maintenance and engineering deadlines.
  • Valid driver’s license with no major infractions in the last 12 months.
