ROLE AND RESPONSIBILITIES
- Maintain water softener system by adding pellet salt to the tank.
- Check on the sewer system, pump it out every two years, and coordinate with CTO on call for service when needed.
- Empty trash in the bathrooms and ensure at least one extra roll of toilet paper is available each day.
- Empty trash and recycling in the kitchen and place new bags in each receptacle.
- Supervise the weekly part time janitorial services.
- Maintain all walkways to keep them clear for foot traffic, especially during winter.
- Mow all areas on the property, weed whip around areas that can't be mowed, and perform seasonal grounds maintenance.
- Maintain all equipment powered and non-powered to ensure they are in good working condition and all service intervals are tended to.
- Supervise building entrance door operations and monitor security camera footage.
- Maintain the pump in the pond at the end of the parking lot.
- Perform or coordinate service/maintenance on all vehicles, small engine equipment, tools, and machinery, both on a preventive and an emergency basis.
- Maintain cleanliness of the inside of each building by sweeping and emptying trash.
- Mitigate rodent intrusion at each site via trap or poison use.
- Ensure that all transmitter equipment is clean and free from debris and insects.
- Maintain cleanliness of HVAC units by cleaning debris and dirt from the cooling fins.
- Clean station cars of snow and ice on a regular basis.
- Clean the interior of each vehicle, dust the dash and instrument clusters, wipe the steering wheel and all controls, and vacuum the vehicle.
- Check air pressure of the tires and visually inspect the tread and tire condition.
- Rotate tires as recommended by manufacturer.
- Get estimates for work on vehicles needing work outside of our capabilities and submit estimates to management for prior authorization of work.
- Communicate with staff about any vehicle being taken out of service.
- Maintain documentation into the service log.
- Responsible for maintenance and repair at towers and sites including landscape, buildings, HVAC, and electrical work.
- Maintain cleanliness of the inside of each building by sweeping and emptying trash.
- Maintain cleanliness of HVAC units by cleaning debris and dirt from the cooling fins.
- Clear weeds from the immediate building areas as well as around any AC units.
- Clear all anchors for our towers utilizing weed whip and tree shears when needed.
- Use of chemicals is also ok when clearing anchors.
- Maintain pressure lines to assure adequate pressure in the transmission lines.
- Change nitrogen tanks as needed.
- Check pressures on the dryer unit itself.
- Mow areas where it is easy to get in and out with the mower.
- Weed whip around inaccessible areas such as fences and tight areas around equipment.
- Aid engineering as needed to install new equipment etc.
- Winter months will require auxiliary heaters which can be set up late October and turned off mid to late April.
- Light maintenance as needed by tenants.
- Mow around the building and over at the garage across the street.
- Maintain grass inside of fence as well (by the dish).
- Coordinate snow removal and set up plow parameters in the parking lot.
- Responsible for the physical buildings located on all Pioneer PBS properties, such as roofs, exteriors, wells, interiors, etc.
- Work with management for maintaining an adequate inventory of necessary supplies, tools, and related equipment.
- Work with staff when needed and as necessary to assist with delivery or pickup of items.
- All other duties as assigned.
