BAS Controls Technician

Responsibilities

• Implement the startup, commission, and re-commission of customer systems that utilize pneumatic, electrical, and electronic technology.
• Maintain accurate As-Built drawing packages and make changes in Visio, Excel, and Word as required.
• Calibrate systems using basic electronic test equipment, such as multimeters, network terminals, and/or a laptop computer.
• Implement static (stand-alone) and dynamic (total building interactive network) commissioning of software programming.
• Set up operator workstations with all associated software.
• Manage the process of turnover to service.
• Track and record job progress and keep lead project personnel informed.
• Keep project management apprised of concerns and issues.
• Complete paperwork on time, including time sheets, expense reports, posting of work orders, on-site documentation, and project status reports.
• Perform end-to-end testing, programming, starting up, commissioning, and servicing on assigned projects and accounts.
• Serve as the direct customer contact, ensuring customer satisfaction by identifying, analyzing, diagnosing, and repairing equipment and systems at the customer’s location.
• Coordinate with the Controls Manager, project managers, and customers to precisely understand requirements for all on-site installation and repairs by examining building layouts, updating issues, gathering materials, and synchronizing onsite work.
• Maintain project-related documentation, including commissioning documentation, daily reports, as-builts, and status reports.
• Develop and maintain cooperative working relationships with company members, clients, subcontractors, and other trade contractors.
• Anticipate and meet short and/or unpredictable deadlines.
• Perform point-to-point check-out, commissioning, diagnostic, and maintenance procedures on building automation systems, front-end workstations, servers, electric and pneumatic controls.
• Troubleshoot and repair building automation system panels, including communications equipment, printed circuit boards, power supplies, electrical/electronic controls, sensors, and transducers.
• Efficiently edit computer programs for building automation system points, such as determining conversion patterns, defining point acronyms, and/or soliciting alarm specifications from operating personnel.
• Consult with the Project Manager regarding scope additions and deductions, priorities, and deadlines.
• Review contract documents and reconcile with RFIs and project correspondence regarding approved additional scope to determine what should and should not be executed.
• Assist with job commissioning, start-up procedures, and owner training if necessary.
• Prepare sketches showing as-built locations of wiring and equipment.
• Attend project meetings as necessary.
• Work overtime, varied shift hours, and occasional travel as needed.
• Read and interpret electrical and mechanical drawings.
• Communicate clearly and effectively with supervisors and crew members.
• Work independently and as a team member.
• Enforce safety to the highest standards and maintain security and accountability of company-issued and procured assets.

Requirements

• 5 years of experience with electrical systems (120VAC, 24VAC, 24VDC, and 12VDC), preferably with low-voltage control systems, including experience with ladder logic, relay logic, controllers, and field-controllable devices.
• 5 years of experience with mechanical systems, including chillers, air handlers, VAV systems, boilers, and other mechanical equipment.
• Experience with Automated Logic, Honeywell, Siemens, Johnson Controls, or Alerton products, systems, and networks is a plus.
• Startup and commissioning experience with control systems relating to building automation.
• Well-versed in multiple control systems, as daily service calls may vary by site.
• Maintain a courteous and professional demeanor with customers at all times.
• Verify devices, panels, and annunciators of controls projects.
• Ability to read and interpret electrical and mechanical drawings.
• Work independently and as part of a team.
• Adhere to all safety, health, and loss prevention rules, practices, and procedures.
