About the Role

Compensation is $65,000.

Responsibilities

  • Ensure that the physical condition of the property is maintained according to company operating and safety standards.
  • Ensure that service requests and repairs are made correctly and in a timely manner.
  • Assist Maintenance Manager with organizing and prioritizing service requests and general maintenance tasks.
  • Assist Maintenance Manager with overseeing turn-key operation and ensuring that vacant units are made rent-ready in a timely manner. Perform turn-key work as required.
  • Assist Maintenance Manager with scheduling and supervising other maintenance staff and the work performed by outside contractors.
  • Assist Maintenance Manager with maintaining a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required using standard purchase order system and proper bidding procedures.
  • Assist Maintenance Manager with preparing staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
  • Assist Maintenance Manager with maintaining a preventative maintenance program that minimizes emergency repairs and service requests.
  • Adhere to the company's safety programs, policies and procedures. Maintain the hazard communications program. Teach and promote safe work practices among on-site staff.
  • Assist with maintaining all grounds, including sidewalks, public walkways and stairways, building exteriors, garden areas and dog runs in a neat, clean and attractive condition.
  • Perform snow removal including, but not limited to shoveling, salting/sanding, and clearing of sidewalks, public walkways and stairways, building exterior entrances, parking garages and any other common areas or area determined by the Supervisor.
  • Be punctual and reliable.

Requirements

  • Education: High School diploma or equivalent. Ability to read and write English correctly and fluently. Ability to accurately perform basic to intermediate mathematical functions. Technical Certification a plus.
  • Experience: Minimum of two to three years previous experience in property management maintenance, other building maintenance or related trade. Minimum of one year previous supervisory experience is preferred.

Skills

  • Diagnose problems with and repair the following:
    • Major appliances
    • HVAC
    • Basic to intermediate plumbing (when no license required)
    • Basic to intermediate electrical (when no license required)
    • Sheetrock
    • General carpentry
    • Pool care (if required by property)
    • Gutters/roofing (all roofing work will be completed by licensed, insured contractors)
    • Wallpaper/painting
  • Ability to deal well with people.
  • Good verbal and written communication skills.
  • Strong customer service orientation.
  • Familiarity with online service requests software.
  • Basic computer skills, specifically knowledge of Microsoft Office products.
  • Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees.

Licenses and Certifications

  • EPA certifications for refrigerant recycling and at a minimum, Type I & Type II certifications.
  • CPO – Certified Pool Operator certification – if required by property.
  • Valid Driver's license and insurance.
  • Black Seal – if required by property.
  • Other licenses and certifications as required by state or local law.
