About the role

Pacific Urban Investors is seeking an Associate, Portfolio Strategy to join its Portfolio Management team in Los Angeles. This role is designed for a highly analytical professional who wants to build a career in institutional portfolio management. Working alongside senior investment leaders, the Associate will help oversee a national multifamily portfolio valued at more than $8 billion, contributing to portfolio strategy, capital allocation, financing, acquisitions, dispositions, and business planning. As a member of the Portfolio Management team, the Associate will work closely with leaders across Asset Management, Acquisitions, Finance, and Research to support strategic decision-making throughout the investment lifecycle. The role offers meaningful responsibility from day one and a clear path toward increasing leadership within the investment platform. This is an on-site role that works from PUI’s West Los Angeles office, 5 days per week.

Responsibilities

• Evaluate acquisitions, dispositions, financings, recapitalizations, and other portfolio capital allocation decisions.
• Support portfolio construction, capital allocation, and strategic investment decisions.
• Analyze hold/sell recommendations and strategic alternatives.
• Prepare investment committee materials, board reports, and investor communications.
• Monitor portfolio performance, market trends, and macroeconomic factors impacting real estate investments.
• Assist in the development of annual business plans and long-term strategic plans for the portfolio.
• Coordinate with internal teams (Asset Management, Acquisitions, Finance, Research) and external partners (brokers, lenders, appraisers, consultants).
• Perform financial modeling, scenario analysis, and sensitivity testing to support investment decisions.
• Track and report on key performance indicators (KPIs) and portfolio metrics.
• Support special projects and strategic initiatives as needed.

Requirements

• Bachelor’s degree in Real Estate, Finance, Economics, Business, or a related field (required).
• 2–4 years of relevant experience in real estate investment, portfolio management, asset management, or financial analysis (preferred).
• Strong financial modeling and analytical skills, with proficiency in Excel and Argus.
• Excellent written and verbal communication skills, with the ability to present complex information clearly.
• Detail-oriented with strong organizational and project management skills.
• Ability to work collaboratively in a team environment and manage multiple priorities.
• Self-starter with a proactive approach to problem-solving.
• Passion for real estate and a desire to build a career in institutional investment management.

Pay

$130,000 to $150,000 per year
