Maintained Duties
- Perform general maintenance and repairs, including Carpentry, HVAC, Plumbing, and Electrical work.
- High preference for advanced skillsets/certifications in HVAC and Plumbing
- Travel from home to home within your metro daily
- Conduct property inspections, secure homes, and complete vacancy/wellness checks.
- Handle minor pre-renovation repairs, utility inspections, and basic troubleshooting.
- Manage move-in/out meetings and property turnovers.
- Ability to "Turn" homes (repairing/light renovation to home from one tenant to the next) a must
Supervisory Duties
- Maintain and document property conditions using handheld technology (e.g., iPad, iPhone).
- Supervising ongoing work. Spot check dozens of concurrent projects, acting as eyes and ears for our headquarters.
- Certification and signoff. Walk every home in Renovation, be the gate-keeper, and know SFR3’s expectations like the back of your hand.
- Coaching and motivating. Represent the owner, and help teammates understand the “WHY” and develop pride in a job well done.
- Leverage physical presence to be the eyes and ears of the fund. Be extremely organized, knowing how each piece of the puzzle fits together to finish in time.
- Estimating and scoping - with pinpoint accuracy
- Budget adherence in your market. Estimate, Scope, and ultimately Complete every renovation on budget.
- Measure quality through sale/appraisal value, monthly rent achieved, and move-in experience.
- Volume. Enable your team to handle more projects at once.
- Ownership mindset. Proactive, self-directed, and highly-motivated.
Qualifications
- At least 5-10 years of renovation/construction experience, with knowledge of plumbing, electrical, and HVAC systems, and strong working knowledge of local and national building/property management codes.
- Real estate or home inspection experience a plus.
- Excellent, empathic communication skills. Coach with authority and influence others. Hold people accountable for poor performance while keeping them motivated.
- Comfort using technology to manage the workload; enjoy taking on new applications and software to make yourself more productive.
- Tools & Transportation: Must own tools and have a truck or van.
- Licensing & Location: Valid driver’s license required; reside within reasonable proximity.
- EPA Universal Certification highly desired.
- Problem-Solving Skills: Excellent troubleshooting and analytical abilities.
- Tech-Savvy: Comfortable using handheld devices for work orders and updates (iOS).
- Professionalism: Maintain a reliable, professional appearance.
