About the Role

The Associate Community Manager is responsible for effectively marketing the community and ensuring leasing targets are achieved, with a top priority on prospects' and residents’ needs, requests, and follow-up. This role maintains professionalism and courtesy while reporting to the Community Manager.

Responsibilities

  • Leasing & Marketing
    • Prepare marketing plans and develop new strategies and programs to meet occupancy goals.
    • Prepare and monitor daily and weekly leasing reports to make pricing recommendations for optimal rent growth.
    • Ensure leasing staff complies with corporate procedures and government Fair Housing laws.
    • Ensure all data is accurately entered in Entrata for quality follow-up.
    • Project a favorable image of the community to achieve property objectives and public recognition.
    • Generate and track traffic of prospective residents using effective marketing techniques.
    • Conduct and oversee tasks necessary to close sales, including appointments, lead generation, tours, model maintenance, and traffic follow-up.
    • Complete and submit required materials such as market surveys, marketing calendars, guest cards, and service requests in a timely manner.
    • Ensure all social media channels are updated regularly to promote the property.
    • Oversee renewal kick-offs, including planning and executing events and implementing Community Ambassador zone walks.
  • General Administration
    • Ensure confidentiality of client, resident, and company information.
    • Attend and contribute to all staff meetings and any special or emergency meetings.
    • Understand and adhere to Landmark Properties policies and procedures.
    • Maintain a clean and professional work environment.
    • Report time and attendance accurately.
    • Understand the lease document and related addendums, and clearly communicate them to residents, prospective residents, and parents.
    • Participate in all move-in and move-out activities.
    • Manage time efficiently and effectively.
    • Assist in corporate projects as requested.
  • Financial Management
    • Maximize revenue and occupancy.
    • Operate marketing activities within the approved budget, with deviations requiring prior approval.
  • Personnel
    • Ensure Landmark LEASE protocols are practiced by all staff members.
    • Train leasing staff on marketing strategies for on-campus and student-frequented locations.
    • Train leasing staff on reviewing and explaining lease documents and addendums.
  • Customer Service
    • Understand and exceed the needs and expectations of residents, prospective residents, clients, and vendors.
    • Maintain active and effective communication with residents, parents, and university personnel.
    • Create and distribute monthly newsletters and resident communications.
    • Direct roommate mediation and resolve resident conflicts by encouraging respect for individual differences.
    • Participate in resident retention programs.
  • Facilities
    • Assist the Community Manager in creating and implementing a successful turn plan.
    • Regularly walk the property to identify and address maintenance issues.
    • Assist in quarterly inspections of each unit to identify and address maintenance issues.
  • Risk Control
    • Understand, communicate, and enforce community safety, emergency, and fire evacuation policies.
    • Provide emergency response and referral services and resources.
    • Document and address resident behaviors that violate the law or lease agreement.
    • Identify and report safety and security risks to the Community Manager.
    • Prepare and submit incident reports in the absence of the Community Manager.
    • Assist the Community Manager in handling emergency situations in conjunction with the corporate team.
  • Work Environment & Physical Demands
    • The noise level in the work environment is usually moderate.
    • May infrequently drive a vehicle (intrastate and interstate travel) or be subject to air travel for company business.

Pay

$25.80 per hour, depending on a variety of factors including market conditions in the candidate’s geographical location.
