About the role

The Assistant Superintendent oversees the field construction process and coordinates subcontractor work in areas such as framing, roofing, concrete, sheetrock, HVAC, electrical, plumbing, masonry/plaster, earthwork, retaining walls, pools, painting, cabinets, counters, flooring, and landscaping as assigned by the Superintendent.

Responsibilities

  • Act as a representative and advocate of JPI’s Culture and Guiding Principles.
  • Ensure quality, schedule, and performance for assigned trades/sections of the project.
  • Perform Material Manager duties.
  • Conduct inspections, prepare punch lists, and ensure completion of items prior to inspection.
  • Act as lead when turning units.
  • Schedule and inventory deliveries of directly purchased materials (e.g., lumber, trusses, windows, fire extinguishers).
  • Coordinate trash dumpster deliveries.
  • Order rented equipment and maintain equipment.
  • Assess construction status to determine project completion order.
  • Prepare agenda and minutes of safety/production meetings.
  • Schedule third-party and city inspections.
  • Inspect subcontractors’ work for compliance with Quality Control and ADA/FHA checklists.
  • Maintain and enforce company safety policies.
  • Conduct safety walks with the safety inspector and record in Procore.
  • Conduct QC inspections for all required phases of construction.
  • Coordinate temporary laborers.
  • Schedule dumpster hauling.
  • Assist in preparing information pertaining to RFIs.
  • Review approved submittals before engaging subcontractors.
  • Schedule pre-construction meetings with subcontractors.
  • Help prepare as-built information.
  • Schedule city inspections and participate in them.
  • Conduct rough frame walks and coordinate readiness for inspection.
  • Maintain temporary facilities on-site.
  • Coordinate parking of workers.
  • Help prepare and maintain 2- and 4-week look-ahead schedules.
  • Coordinate box walks and mock-ups.
  • Schedule and coordinate elevator construction.
  • Work with the punch carpenter for accuracy and completeness.
  • Coordinate and maintain storage/laydown areas, temporary toilets, handwash stations, parking, and clean-up labor.

Non-Essential Responsibilities

  • Lock up and close down the job site.
  • Sign in new building materials.
  • Assist in resolving on-site subcontractor issues.
  • Conduct COVID temperature checks.
  • Compile information on subcontractor employee headcount.
  • Other duties as assigned by the supervisor.

Requirements

  • High School diploma or equivalent; Bachelor’s degree in construction or a related field preferred.
  • 4-6 years of experience preferred; minimum of five years of construction experience with at least three years in multi-family construction required.
  • Familiarity with multifamily construction procedures.
  • Good working knowledge of construction scheduling practices.
  • PC proficiency.

Pay

Annual Base Pay Range: $95,000 - $130,000. The actual compensation offered will be determined based on the candidate’s experience, skills, qualifications, internal equity, and the Company’s budget at the time of the offer. Additional compensation, such as bonuses or incentive plans, may be available.
