Essential functions
- Primary liaison with owners/architects/engineers for the day-to-day construction activities of the project.
- Developing and implementing overall project work schedules identifying the critical path including the expediting of scheduled critical materials and equipment for their timely delivery to site.
- Leading, supervising, and developing all Company field staff, including providing input on performance appraisals.
- Ensure strict adherence to ethics and compliance requirements at all times.
- Aid Project Manager and Project Engineer in securing all equipment guarantees, warranties and service/maintenance agreements.
- Keep Project Manager and Project Engineer informed as to changes made in the field, so that such changes may be covered by general contact change orders and subcontract change orders.
- Keep detailed daily records of subcontractors’ work progress for monthly billing reviews.
- Aid Site Safety and Health Officer in developing and managing the overall site safety program as required and ensuring subcontractor compliance with Healtheon standards and all applicable safety codes and regulations.
- Managing and making decisions related to the performance of work related to scheduling, delivery, logistics, quality control and trade employee staffing levels.
- Oversee work among all trades to promote a coordinated project operation. Resolving local area problems regarding procedures, precedence, design clarifications, adequate labor and equipment, schedule, and all other appropriate matters.
- Manage labor relations with subcontractors and Healtheon staff.
- Implement inspections and associated testing, review, and approval.
- Ensure all necessary permits are in place and kept current for the term of the project. Act as liaison to inspection agencies.
- Manage the General Conditions and General Requirements for the project to maintain budget.
- Coordinate with the Project Manager to manage the billing process as it relates to work in place and oversee the monthly estimate of work completed, payrolls, material invoices and subcontractor payment applications.
- Manage the work to ensure that it is installed in compliance with and conforms to the approved contract documents.
- Supervise all subcontractors who are on-site.
- Attend pre-construction meetings and weekly progress meetings with client, architect, engineers, and project team.
- Minimize delays through collaboration with the Project Manager at the onset of construction.
- Maintain good relationship and open lines of communication with the client and the project team.
- Provide accurate information documenting Daily Job Reports, Daily Safety Reports, 3-Week Look Ahead (weekly) and Incident/Accident Reports.
- Maintain fiscal responsibility for labor and other miscellaneous expenses while proactively looking for ways to streamline tasks during projects.
Skills and Qualifications
- Thorough knowledge and understanding of the general and subcontract documents, drawings and specifications, construction means, methods and materials, understanding of line and grade and survey methods.
- Knowledge of construction cost control and basic accounting procedures.
- Computer skills and a familiarity with Microsoft Office suite programs.
- Knowledge of Critical Path Management and understanding work breakdown structure.
- Knowledge of CMiC project management software.
- Strong management, leadership and interpersonal skills combined with the ability to communicate well both verbally and in writing.
- Will be subject to security clearance.
Physical demands
- Ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and navigate work areas under construction.
- Specific vision abilities include close vision, peripheral vision, depth perception, and the ability to adjust focus.
- Use of hands to finger, handle, or feel objects, tools, or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, or crawl.
- Occasionally lift and/or move up to 75 pounds.
Required / preferred education or experience
- Licence or certification: OSHA 30 (Required)
- 5 years construction experience required.
