About the role
We are now seeking an Assistant Service Manager to join our team at Morgan Properties. This position is available in New Castle, DE (William Penn) and offers a competitive salary range from $22.50 to $27.00 per hour, along with additional incentives.
Responsibilities
- Ensure that the physical aspects of the apartment community meet both company standards and applicable laws.
- Manage, develop, and mentor a team of technicians in diagnosing problems and making repairs.
- Support and help oversee daily production schedules, including work orders, unit turns, and preventative maintenance.
- Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, appliances, carpentry, dry walling, exterior structure, and repairs related to top service drivers.
- Be accountable for supporting and participating in a 24-hour on-call schedule for your team, including availability during weather-related or on-site emergencies.
- Manage and organize inventory of all maintenance materials to ensure efficiency and readiness.
- Regularly inspect community buildings, including vacant units.
- Complete tasks assigned by the Service Manager.
Requirements
- Active and valid driver’s license and personal vehicle.
- Minimum 3 years of maintenance experience, with multifamily or transferable industry experience.
- Experience supporting or leading a team in a fast-paced environment preferred.
- Comfortable with technology platforms, including mobile apps, email, training systems.

Pay

Schedule
- Monday – Friday: 8:00 AM – 4:30 PM.
- Paid rotating on-call participation required.
