Assistant Service Manager
About the role
The Assistant Service Manager is responsible for assisting with the management of the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance as well as the make-ready process.
Responsibilities
- Schedule and perform routine preventative maintenance in accordance with the Company’s Preventative Maintenance Policy.
- Cookinate and oversee all work by sub-contractors.
- Ensure that all make-ready repairs and services are completed correctly and on schedule.
- Maintain service shop so that it is safe, clean and well organized, with adequate inventory of spare parts and maintenance materials to handle most common repairs and situations and ensuring all tools and equipment are properly stored and well-maintained at all times.
- Inspect vacated apartments and complete make-ready checklist. Inform Service Manager and Property Manager of needed services and repairs.
- Perform duties necessary to restore apartments to “market ready” status in a timely manner and in accordance with the Company’s Apartment Make Ready Policy.
- Promote sustainable practices in maintenance operations, supporting Ginkgo’s commitment to being Rooted in Sustainability.
- Continuously improve processes and develop team capabilities to Cultivate & Elevate performance.
Qualifications/Requirements
- Minimum of 2 years of maintenance experience (multifamily required).
- HVAC, EPA, and CPO certifications.
- Strong knowledge of building systems including HVAC, plumbing, electrical, and appliances.
- Experience with property management software (e.g., Onesite, Yardi, or similar) preferred.
- Strong leadership, organizational, and problem-solving skills.
- Excellent communication and customer service skills.
- Able to manage multiple priorities and act decisively with purpose.
- Valid driver’s license.
- Availability for rotating weekends and on-call emergency maintenance.
Key Physical Demands
- Lifting & Carrying: Ability to regularly lift and carry up to 50 pounds; team assistance or mechanical support may be required for heavier items (50–100+ pounds).
- Mobile & Stamina: Ability to stand, walk, bend, stoop, kneel, and crawl for extended periods throughout the workday.
- Agility & Positioning: Ability to work in confined or awkward spaces, including crawlspaces, under equipment, or in kneeling or crouched positions.
- Climbing: Ability to safely climb ladders and stairs, including accessing rooftops and elevated areas for maintenance tasks (e.g., HVAC systems).
- Manual Dexterity: Frequent use of hands and fingers to operate tools, equipment, and controls with precision.
- Environmental Conditions: Ability to work in a variety of environments, including exposure to heat, cold, noise, humidity, dust, and chemicals.
- Strength & Endurance: Ability to push, pull, and maneuver equipment, materials, and tools as required for maintenance tasks.
- Vision & Hearing: Sufficient visual acuity to read technical documents and identify issues in low-light conditions; ability to hear and interpret equipment sounds for diagnostic purposes.
- On-Call Availability: Ability to provide 24-hour emergency maintenance support on a rotating, on-call schedule.
- Travel: Ability to operate a motor vehicle and travel between properties or locations as needed.
