Assistant Property Managers at residential communities serve on both the leasing and operations teams. At The Piedmont Raleigh, a Van Metre residential property in Raleigh, NC, this position sits at the intersection of leasing, collections, resident relations, and general property support, reporting to the Property Manager.

What the Work Actually Looks Like

A typical week moves between several different kinds of tasks:

  • Morning: greeting prospective residents, walking them through available units and amenities, and executing leases with qualified applicants
  • Midday: working through delinquency reports, contacting residents about overdue balances, or reconciling deposit accounting
  • Afternoons: inspecting vacant units to confirm make-readiness, following up on maintenance requests, or preparing market surveys for the Property Manager
  • Weekend availability is required, as weekends often bring the heaviest leasing traffic

Community outreach is part of the role; the team is expected to actively network locally and generate qualified traffic, not just respond to inbound leads. On the resident-retention side, responsibilities include helping plan and facilitate resident events, responding to complaints with genuine care and professionalism, and ensuring residents feel known rather than processed. When collections efforts do not resolve a delinquency, the role handles the administrative steps involved in processing evictions, requiring both accuracy and composure.

Who Tends to Succeed Here

  • At least 2 years of residential property management experience
  • Demonstrated sales and customer service background
  • Comfortable with Yardi or comparable property management software, plus Microsoft Office
  • Strong written and verbal communication skills across different audiences
  • Prior supervisory experience is a plus
  • Bilingual ability is preferred but not required
  • Genuinely detail-oriented, especially around financial records and resident ledgers

Successful candidates are organized enough to hold multiple moving pieces at once—leasing a unit, chasing a past-due balance, coordinating a maintenance follow-up, and prepping for a resident event can all land in the same day—while maintaining composure and attention to detail.

Pay

  • Base hourly rate: $23 to $26
  • Annual bonus of up to $5,000 paid quarterly
  • Additional bonus potential tied to delinquency and collections performance
  • Leasing and renewal commissions are also part of the compensation
