Accountabilities

  • Leasing apartments at optimum rent levels and keeping vacancies to a minimum
  • Converting walk-in prospects into secured leases
  • Converting telephone calls and emails to appointments
  • Maintaining a waiting list and following up on waiting list applicants
  • Following up on Guest Cards by letter, telephone, and email
  • Screning applicants to include requesting and reviewing credit reports, employment references, and rental references
  • Lease preparation
  • Move-in orientations
  • Maintain Move-in List
  • Handling subleases, renewals, extensions, and vacating notices
  • Preparing prospect kits, move-in kits, move-out kits, and other promotional materials as needed
  • Promoting Preferred Employer Plan
  • Maintain the Resident Renewal Program
  • Proactively solicit residents' input and opinions regarding their residency in our community
  • Making recommendations regarding resident programs and/or policies to Management
  • Strategizing to maximize resident retention
  • Maintaining a twenty-one-day letter file and initiating relevant letters
  • Leasing Office Operations ensure policy and procedure are followed

Requirements

  • Education: High School Diploma or equivalent
  • Experience: One year of leasing experience in a computerized environment. Supervisory experience preferred
  • Skills: Positive interpersonal, Problem-Solving, Analyzing, Recognizing boundaries, Being courteous, Recognizing options/flexibility, Following up to closure, Exercising good judgment, Working calmly under pressure, Organizational skills, Ability to work with people, Sales abilities, Ability to supervise and motivate people, Computer knowledge - Microsoft Word/Excel, Personal Qualities: People-oriented, Enjoyment in working with people, Openness to learning and change, Integrity, Positive attitude, Motivation, Initiative, Responsible
  • Other Requirements: Must have command of the English language, Must have a valid driver's license within the state of residency and proof of automobile insurance, Must provide own transportation, Some weekend work required, Support the Company's efforts to prevent and/or eradicate crime in accordance with the attached addendum, Attend In-House Training: New Hire Customer Service, Fair Housing, Customer Service Refresher, Emergency Response, Employee Rights Training, Management Skills Training, Train the Trainer, Apartment Quality Standards, Basic Accounting, Management Philosophy, Rental Collections, Rental Operations I and II, Sales Marketing and Leasing, Personal Safety Techniques, Certified Apartment Manager, Mold Awareness, HazCom Program and Refresher, Service Operations Asbestos Class IV and Refresher, Lead Awareness, Other training as required, Experience with Market Rate Properties preferred
