Continental Properties is looking for an enthusiastic and customer-centric Assistant Property Manager to join our team at our Springs at Port Charlotte residential apartment community in Port Charlotte, FL.
About the role
You will help lead the successful operations of the community. Responsibilities include business operations, resident satisfaction, leasing activity, financial reporting, rent collection, renewals, and marketing. You will report to the Community Manager of the property.
Pay: $22.00–$26.00 per hour. Additional earning potential through position-specific performance incentives.
Responsibilities
- Providing an Exceptional Resident Experience
- Deliver an exceptional customer experience by bringing a courteous, professional attitude to every interaction.
- Ensure the community always looks its best by inspecting and preparing tour-ready units.
- Maintain a clean, inviting model and tour path daily.
- Driving Success Through Sales & Marketing
- Drive leasing success from first contact to move-in by responding to inquiries, conducting tours, following up with prospects, and coordinating seamless move-ins.
- Leverage creative marketing, advertising, resident events, and technology to achieve revenue and occupancy goals.
- Day-to-Day Office & Community Operations
- Manage prospect and resident follow-ups, conduct move-in and move-out inspections, and lead execution on lease renewals, evictions, and occupancy tracking.
- Maintain full compliance with Fair Housing, Tax Compliance, and all applicable regulations.
- Your Role in Revenue & Retention
- Manage the financial pulse of the property, including rent collection, payment processing, monthly financials, and delinquency management.
- Build genuine relationships with residents, address their needs, and ensure they are excited to renew.
Requirements
- 2+ years of apartment leasing experience with a solid foundation in resident relations and property financials, including rent collection, payment processing, and account management.
- Ability to work a flexible schedule—including weekends, evenings, and holidays.
- Comfortable balancing desk work with physical activity, including touring the community (for periods of up to 8 hours), climbing stairs, cleaning units, and using standard office tools like computers and phones.
