About The Role

As a CBRE Assistant Property Manager, you will support the Property Manager or higher staff in managing all aspects of a portfolio of industrial properties in and around Saint Louis, including marketing, operations, and financial activities. This job is part of the Property Management job function. You are responsible for operating buildings on behalf of a client or group. The role is onsite in Omaha, NE USA.

What You’ll Do

  • Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly.
  • Ensure that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
  • Travel to managed sites to conduct monthly inspections, meet with clients, and engage with tenants. This includes tasks such as inspecting properties during move-ins and move-outs, as well as conducting regular property inspections to assess conditions and ensure lease compliance.
  • Recommend alterations, maintenance and reconditioning as necessary.
  • Maintain property records in an organized and up-to-date manner.
  • Interact with tenants via phone, email, and in-person.
  • Review and recommend approvals to Property Manager or higher staff for accurate payment of vendor invoices on behalf of the property owner in compliance with the management agreement, CBRE policies and PM approval authorization matrix.
  • Assist with the preparation of accurate tenant billings.
  • Assist in coordinating tenant move-ins and move-outs, and “walks-through” spaces with tenants and tenant improvement department.
  • Assist in preparing and delivering timely, accurate, and complete reports.
  • Support management in preparation and review of monthly financial reports, including rent rolls, budget comparisons, income statements, ensuring accuracy and timely submission.
  • May assist in producing research data on budget line items or entering budget data provided by manager into budget reports.
  • May gather and confirm preliminary data for accounts receivable aging reports.
  • Performs other duties as assigned.

What You’ll Need

  • Bachelor's Degree preferred with up to 3 years of relevant commercial real estate experience. In lieu of a degree, a combination of experience and education will be considered.
  • Ability to use existing procedures to solve standard problems.
  • Experience with analyzing information and standard practices to make judgments.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Organizational skills with a strong inquisitive mindset.
