295J Apartments in Jersey City, NJ is seeking a full-time Assistant Property Manager.

Our Assistant Property Managers are leaders and trainers who guide our leasing teams to success. We support their growth and cross-train them to advance to Property Manager roles.

Responsibilities

  • Demonstrate highest standards of personal and professional integrity, adhere to company policies and procedures, and comply with applicable laws, government rules, and regulations.
  • Strive to make the living experience, particularly the first and last impressions, of the highest quality.
  • Handle resident concerns and requests with a positive, customer-service-driven approach.
  • Communicate with tenants regarding property events that may cause disruption within the community.
  • Conduct periodic inspections with current residents and make courtesy calls with recent move-ins/move-outs.
  • Utilize marketing strategies to secure prospective residents, welcome and show property to prospects, handle incoming calls, and complete appropriate paperwork.
  • Work with the leasing team to achieve property goals and confirm leasing staff techniques are effective and efficient.
  • Monitor and analyze traffic, conversion ratios, renewal information, and marketing data to provide up-to-date reports.
  • Understand financial goals and operate assets in owners’ best interests in accordance with the Policies and Procedures Manual.
  • Maintain accurate records of all community transactions (e.g., rent rolls, delinquency reports, move-ins/move-outs).
  • Ensure rents, late fees, and check charges are collected, posted, and deposited in a timely manner.
  • Maintain community appearance and ensure repairs are noted and completed.
  • Walk models and market-ready apartments regularly and communicate service-related needs to maintenance.
  • Update make-ready boards indicating vacant status and verify accuracy daily.
  • Assist the Property Manager with training and motivating on-site staff to achieve operational goals, including new employee onboarding and advising on procedures.
  • Perform other duties as assigned.

Requirements

  • High School diploma or equivalent required; Bachelor’s degree preferred.
  • Homeowner’s Association experience is a plus.
  • Two to three years of experience in Property Management or other relevant work experience.
  • Ability to apply principles of logical thinking to define problems, collect data, establish facts, draw valid conclusions, and initiate appropriate action.
  • Strong interpersonal skills to interact efficiently with prospects, residents, peers, and management.
  • Achieve Fair Housing certification prior to interaction with prospects or residents.
  • Competence in personal computer skills, including keyboard, internet search, math, Microsoft Office Suite (Word, Excel, Outlook), and community software applications.
  • Knowledge of OSHA laws and regulations.
  • Ability to work evenings and weekends.
  • Present self in a neat, clean, and professional manner at all times while at the community.

Pay

Annual base salary range: $65,000–$70,000.
