About the role

The Assistant Project Manager plays a crucial role under the direction of the Project Manager, Project Executive, or VP of Construction. They assist with project planning, scheduling, resource allocation, project accounting, and document control, while providing technical direction and ensuring compliance with quality standards, project planning, cost management, time management, contract administration, code compliance, and safety.

Responsibilities

  • Budget: Assist in preparing scopes of work and assisting with estimating, soliciting bids, generating and reviewing project budgets, establishing and maintaining buyout schedules, reviewing and qualifying bids, negotiating pricing and terms, executing provisions, maintaining strict adherence to the budget, and resolving cost issues.
  • Quality: Ensure quality issues are documented and addressed, maintain strict adherence to quality standards, create project-specific contract specifications and scopes of work, perform periodic site visits, review testing reports, and track issues identified by consultants or inspectors.
  • Schedule: Prepare and update construction schedules, identify and report schedule impacts, monitor certificate of occupancy timelines, and assist in updating turn schedules.
  • Safety: Evaluate project hazards, coordinate with NRP Safety Department, conduct preconstruction safety meetings, resolve safety conflicts, and ensure adherence to safety standards.
  • Management: Notify unsuccessful bidders, obtain information for loan closing, resolve disputes, identify potential disputes, ensure revised plans and specifications are provided, procure and track submittals, expedite approval processes, and manage warranties.

Qualifications

A Bachelor’s degree in Construction or Civil related field is preferred, or equivalent relevant experience. 3+ years of experience managing multi-family projects with a stable employment history and proven track record are preferred. Proficiency in Excel, Word, and Outlook, and knowledge of Timberline, Bluebeam, Adobe, and Onscreen Takeoff software are beneficial. A valid driver’s license is required.
