About the role

Okland is seeking an Assistant Project Manager to support large, complex commercial projects ranging from $10–25 million. This role involves working closely with experienced professionals, consultants, architects, owners, and trade partners to guide projects from start to finish.

Responsibilities

  • Ensure all projects are delivered on time, within budget, and to the highest standards of quality and safety.
  • Conduct pre-construction video documentation and maintain ongoing records of site conditions and construction activities.
  • Manage and maintain RFI, ASI, and CCD logs; respond to requests from owners and architects and update record drawings and as-builts.
  • Represent the company in project meetings and coordinate with owners, architects, and subcontractors to resolve issues.
  • Lead prime contract negotiations; manage job closeout financials and secure final payment within 60 days.
  • Obtain building permits, acquire insurance and bonds, and ensure a storm water protection plan is in place.
  • Oversee project closeout, including pre-punch and final punch lists, O&M manuals, and warranty issues.
  • Enforce safety policies and conduct weekly safety meetings.
  • Execute BIM services, including concrete coordination drawings and clash coordination.
  • Market the company to owners and design teams; support business development and preconstruction efforts.
  • Coordinate with the superintendent to use P6 scheduling software and manage the project schedule.
  • Mentor and encourage team growth; establish goals and develop accountability.
  • Manage personnel, schedules, and performance evaluations.
  • Assist with subcontract management, including modifying agreements and organizing pre-construction meetings.
  • Proactively manage risk exposure and document RFI and submittal processes.
  • Review and update exposure logs, maintain project paperwork, and prepare project status reports.
  • Manage change order process and subcontractor billing.
  • Develop and maintain a detailed CPM construction schedule and monitor long-lead procurement items.
  • Inspect supplier warehouses and assist with bid preparation.
  • Serve as design-build manager when required.

Requirements

  • Bachelor’s degree in construction management or a related field with at least 6 years of commercial construction experience, or equivalent combination of education and experience.
  • Extensive knowledge of construction practices, procedures, and techniques.
  • Familiarity with local, state, and federal building codes and safety rules.
  • Advanced understanding of construction scheduling and cost control.
  • Proven leadership and team-building skills.
  • Exceptional written and verbal communication skills.
  • Ability to solve practical problems and navigate complex situations.
  • Proficiency in Microsoft Office Suite.

  • Experience with P6 scheduling software.
  • Knowledge of construction contracts and subcontracting processes.
