About the Role

The Assistant Project Manager (APM) assists the Project Manager in managing field operations of assigned project job sites and supports all aspects of project delivery. Under the direction of the Project Manager, the APM helps ensure project goals are achieved according to the agreed-upon timeline and in accordance with company policies, procedures, and initiatives.

Responsibilities

  • Analyze original Bid and complete Re-Bid process; review the full scope of all project phases, including quantities and overall bid, to identify discrepancies before the project starts and explore areas of cost-saving potential or value engineering.
  • Establish project budget by assigning cost codes in Foundations Accounting Software, setting DPC budget and plan, and creating FLS for project use.
  • Determine Scope of Work and complete Submittals, identifying substitutions for efficiency or cost-effectiveness, as well as special order or long lead-time items that may impact the project schedule.
  • Buy-out project by creating a master purchase order and putting materials out to bid.
  • Manage the Scope of Work to be subcontracted, solicit bids, evaluate subcontractor entries, and select subs for each project.
  • Manage subcontractor labor by collecting and awarding subcontracts, approving subcontractor billings, ensuring daily labor reports are completed, and maintaining subcontractor relationships.
  • Identify project equipment for purchase or rental and solicit bids.
  • Develop a project plan by completing an initial site inspection, planning workflow, and communicating with senior management and the client.
  • Develop a Project Safety Plan (PSP) for every project, including special labor, equipment, or training requirements, and communicate it to senior management, field personnel, and the client.
  • Mobilize the project by completing a site re-inspection, arranging for gang box, tools, and equipment delivery, and conducting foreman briefings.
  • Perform jobsite visits (minimum 1–2 times per week) to monitor safety, problem-solve, order and schedule deliveries, manage foreman/superintendent relationships, attend job site meetings, and monitor quality, scope, and schedule.
  • Monitor and coach field personnel on safety requirements and perform regular quality assessments to ensure Klover quality standards.
  • Manage client relations, including PM/PM, PM/Superintendent, and Foreman/Superintendent relationships.
  • Represent projects in daily manpower scheduling.
  • Perform project document management, including change orders, additional work directives, field-completed forms, and billings to ensure timely payment.
  • Manage documentation of the project file, ensuring both online and hard files are organized and accessible.
  • Anticipate and document areas of potential dispute by writing correspondence to memorialize issue resolutions.
  • Manage client expectations to meet or exceed their experience and notify senior management of issues with recommended resolutions.
  • Manage project budget for profitability, accurately predict final Gross Margin within 1% by the time the project is 40% complete, and avoid margin fade.
  • Demobilize the project by scheduling material and equipment demobilization, delivering contract close-out documents, and conducting a project debrief meeting.
  • Ensure Daily Field Reports are completed with labor on site and hours worked.
  • Perform job site visits to monitor work hours and overall safety.
  • Assist in oversight of Foreman/Superintendent and all field carpenters and panel installers.

Requirements

  • High School Diploma or GED.
  • 2–5 years of experience managing projects within the commercial carpentry industry, or an equivalent combination of an Associate's degree and relevant work experience.
  • Proficiency with PCs and ability to learn new software programs.
  • Proficiency with Microsoft Office (Excel, Word, PowerPoint, and Outlook).

Preferred Qualifications

  • Associate's Degree in Construction Management, Engineering, or other related concentration.
  • Project Management Certification with 3+ years’ experience managing commercial carpentry projects.
  • 5+ years’ experience within the commercial carpentry field.
  • Working experience using construction accounting programs.
  • Proficiency with various project management software.

The work environment consists of a combination of a climate-controlled office and construction sites, both indoors and outdoors, with exposure to varying elements such as extreme heat (>85 degrees for longer than one hour), extreme cold (
