Essential Duties and Responsibilities
- Review and assist in preparation and culmination of project estimates and bids, collaborating with upper management in selecting and assigning project personnel.
- Select and complete contract arrangements for subcontractors and suppliers, and review and approve proposed materials and shop drawings.
- Prepare and approve the preliminary and detailed project schedules using computer and standard company scheduling software.
- Ensure all required project management/administrative prerequisites are prepared and submitted to the architect, and properly administered.
- Oversee the delivery of materials to the job site or outside storage, and ensure their receipt is properly recorded.
- Maintain oversight of construction activities, resolve problems and issues, especially those pertaining to changes, deficiencies, and subcontractor performance.
- Prepare and provide monthly project status reports, project billings, and other required information to keep upper management and client informed.
- Meet with owner representatives, subcontractors, and the architect/engineer to review job progress and discuss and resolve problems and issues.
- Serve as a liaison between the Project Superintendent and the architect/engineer, conducting substantial completion inspections and ensuring “punch list” items are completed.
- Ensure close-out documentation is submitted, including drawings, operation and maintenance manuals, and warranties from subcontractors and suppliers.
- Participate in and expedite fair settlement of final disputes, litigation, and final payment dispositions.
- Promote and administer Zero By Design process, recording project performance in regards to Zero Accident, Net-Zero Change Order completed on original schedule, and Zero Punch List.
Qualifications
- BS in Engineering, Construction Management, or related discipline, or equivalent combination of technical training and/or related experience.
- 3-5 years experience in construction management, including estimating, project scheduling and control, and management of field personnel.
