Assistant Manager - New Acquisition, Lease-Up
About the role
Serves as a leader for the leasing consultants by applying creative sales strategies to motivate the team and reach occupancy goals.
Maintains resident ledgers including posting rent payments and issuing charges, concessions and final account statements.
Initiates all necessary lease violations, late rent notices, and evictions as needed.
Assists Property Manager with Accounting Month End.
Aids in the leasing process from tour to move-in including closing the sale, completing lease documents and inspecting apartments to ensure the residents have an excellent move-in experience.
Understands the value of the property features as they relate to the prospective resident's needs.
Builds relationships with residents through courteous and timely response to needs and concerns.
Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
Works with other teammates to plan and organize resident events.
Trains and develops other teammates (provides on-the-job training to leasing consultants and schedules company training).
Visually inspects/prepares the entire property (office, models, compactor, vacants, curb appeal and amenity areas) daily for cleanliness. Inspects and touches up model and vacant units. Responsible for maintaining work area and office cleanliness.
Responsible for in-house bad debt collections.
Aids in managing the client/owner relationship by meeting with the owners, conducting community tours, providing updates and information about the community’s performance, and responding to owner requests as needed.
Processes resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, if applicable, and processing the disposition in accordance with established procedures and legal requirements.

Requirements
- At least one year of Assistant Property Manager experience in multifamily.
- Ability to work a varied schedule including weekends and holidays as required.
- Cheerful attitude and focused on customer service.
- Strong written and verbal communication skills.
- Tech savvy - able to learn/work with property management applications.
- Strength in Sales / Leasing / Closing / Delinquency Management / Renewal Management.
Qualifications
