Responsibilities
- Lead leasing consultants by applying creative sales strategies to motivate the team and reach occupancy goals.
- Maintain resident ledgers, including posting rent payments, issuing charges, concessions, and final account statements.
- Initiate lease violations, late rent notices, and evictions as needed.
- Assist the Property Manager with Accounting Month End processes.
- Support the leasing process from tour to move-in, including closing sales, completing lease documents, and inspecting apartments for an excellent move-in experience.
- Understand property features and align them with prospective residents' needs.
- Follow up with potential and current residents to support occupancy and retention goals.
- Build relationships with residents through timely responses to needs and concerns.
- Promote resident satisfaction and retention by addressing complaints, questions, and service issues.
- Plan and organize resident events with teammates.
- Train and develop teammates, including on-the-job training for leasing consultants and scheduling company training.
- Visually inspect and prepare the entire property (office, models, compactor, vacants, curb appeal, and amenity areas) daily for cleanliness; inspect and touch up model and vacant units.
- Maintain work area and office cleanliness.
- Handle in-house bad debt collections.
- Assist in managing client/owner relationships by meeting with owners, conducting community tours, providing performance updates, and responding to requests.
- Process resident move-outs, including reviewing lease terms, applying deposit and lease cancellation fees, and ensuring compliance with legal requirements.
Requirements
- At least one year of leasing experience in residential property management.
- Ability to work a varied schedule, including weekends and holidays as required.
- Cheerful attitude with a focus on customer service.
- Strong written and verbal communication skills.
- Tech-savvy, with the ability to learn and work with property management applications.
- Strength in sales, leasing, closing, delinquency management, and renewal management.
Qualifications
- Bachelor’s degree preferred.
- Bilingual (English and Spanish) is a plus.
- Experience with Tax-Credit communities is a plus.
